Looking to expand their facility, OMB reached out to Bomanite Licensee Carolina Bomanite to assist with the design and installation of a more formal entrance.  With a ten-year history of providing concrete installation services with the owner and involvement in every aspect of expansion since 2009, Carolina Bomanite was the optimal choice to complete the project.

Old and New Alike

Bomanite Imprint Systems provide cast-in-place concrete flooring and paving that adds a distinctive architectural touch to any project and was used in all phases of Carolina Bomanite’s decorative concrete work over the years at OMB.  Bomanite stamped concrete provides the durability to stand up to the toughest traffic loads and environmental conditions while offering a virtually limitless palette of colors, textures, and patterns.  The Bomacron Running Bond Belgian Block pattern can be used in a variety of applications from outdoor driveways to walkways and patio settings and was chosen specifically for this project to add character and aesthetic detail.

The expansion to the existing sidewalk entrance tasked with matching six-year-old existing imprinted concrete in multiple locations was a challenging factor with this installation.  Bomanite French Gray Color Hardener and Bomanite Cobblestone Gray Release Agent were used, and Carolina Bomanite exceeded coloration expectations, doing an extraordinary job of tying in the existing concrete with the newly poured and colored sections.  Carolina Bomanite’s 25-year history of working with General Contractor Brown & Brown Construction helped to make this project a collaborative success and although the original design was scribbled on a piece of paper, Carolina Bomanite worked to design and install a grand entrance that is reminiscent of a German biergarten and enhances the old-world charm and European style throughout the brewery.

Colorado Hardscapes Creates Decorative Concrete Paseo Using Bomanite Sandscape

Colorado Hardscapes created a stunning paseo at Market Station using Bomanite Sandscape Texture decorative concrete paired with Bomanite Ebony Chemical Stain. Market Station is downtown Denver’s newest development and includes the entire city block bounded by 16th, 17th, Market, and Blake Streets.  This revitalization project combined 80,000 SF of retail, 95,000 SF of office space, 225 residences, and below grade parking.  To create additional indoor/outdoor space, the Market Station Basecamp was created by activating the alley way area.  This paseo features design details that celebrate the outdoor recreation culture of Colorado and offers an active space for the public to enjoy food, drink, art, and interaction.

Project developer Continuum Partners contracted with landscape architecture firm,  Dig Studio, to figure out the hardscape design on the decks, along the streets, and throughout the paseo.  Having successfully worked with both firms in addition to Kiewit, the general contractor, Colorado Hardscapes was selected to perform the concrete installations.  Colorado Hardscapes worked with Dig Studio to develop the colors, the scoring layout, and construction details, becoming a partner in the process, rather than just an installation contractor.

Form and Function Fulfilled

Colorado Hardscapes created a stunning paseo at Market Station using Bomanite Sandscape Texture decorative concrete paired with Bomanite Ebony Chemical Stain. Multiple Bomanite systems were chosen for this project, including Bomanite Exposed Aggregate Systems and Bomanite Toppings Systems.  Dig Studio chose Bomanite Sandscape Texture with alternately stained panels.  The initial design called for a more pointed saw cut design that resembled a chevron pattern, but Colorado Hardscapes recommended a reduction in the pattern angle to prevent cracking.  Determining the darker color on alternate panels of the Bomanite Sandscape Texture concrete required several rounds of samples, including a 150 SF mockup at the Colorado Hardscapes yard, which led to the use of Bomanite Paténe Artectura featuring Bomanite Ebony Chemical Stain.

The entire scope of work included approximately 18,753 SF of Bomanite Sandscape Texture flatwork.  Used in combination with a variety of color and staining options, Bomanite Sandscape Texture creates consistent texture and durability, making it ideal for this application at Market Station.  Furthermore, broom finished sidewalks, various walls, benches, trench drains, planter walls, planter curbs, truncated domes, curb and gutter, storm inlets, specialty sawcuts, staining, and Bomanite Micro-Top walls were also completed by Colorado Hardscapes.

 

Challenges and Achievements

Project challenges included developing a thickness and reinforcement that would qualify the pavement for emergency equipment access.  Additionally, due to construction scheduling, the pavement could not be continuously placed, but had to be poured in a manner that allowed it to look as if all concrete was completed in one pour.

These challenges were on top of having to coordinate the snow melt system, which required an extra layer of mesh and proper placement of chairs for all the reinforcement and snowmelt tubing so that the concrete could be sawcut without cutting through the radiant tubing.  The layout of the scoring also needed to meet both the crack control concerns as well as the decorative scoring needs.  Despite the many technical challenges that came with this project, the uniqueness of the paseo has created a memorable spot for those living in the area or visiting Denver for the first time.

Mall Makeover by Architectural Concrete & Design Exceeds Expectations for Over a Decade

Architectural Concrete and Design installs Bomanite Toppings System to renovate Valley Fair Mall’s interior concourse, replacing outdated tile with a stunning stamped overlay.Valley Fair Mall in West Valley City, Utah offers over 830,000 square feet of shopping, dining, and entertainment with over 120 retail stores and delicious dining options to explore.  In 2012, Bomanite Licensee Architectural Concrete & Design Inc. undertook a 70,000 square foot concrete makeover within Valley Fair Mall, retrofitting the concourse with a stampable topping system.  This system was to be installed over the existing ceramic tile to save time, money, and eliminate the mess of ripping up the tile.

Family owned and one of the first Bomanite Licensees in the nation, Architectural Concrete & Design has installed a wide variety of hardscapes for commercial, residential, and municipal projects.  This interior mall project was a new venture for Devin Johnson, the company’s Vice President, who collaborated with Bomanite’s Technical Services Division to develop the application procedures that would ensure that this Bomanite Toppings System could be placed directly over the existing tile.

Bomanite Systems

Bomanite Thin-Set is a specially formulated polymer-modified topping mix that can be imprinted and will bond to any stable, structurally sound substrate.  It is typically installed at 3/8-inch thick and can be feathered to almost a zero edge.  Bomanite Thin-Set is as an extremely effective alternative to demolishing an existing substrate and can be exposed to traffic quickly, which was a priority for this job as the work performed on the expansive 70,000 plus square-foot concourse could not be completed during normal working hours or block daily access to any store in the mall.

The process selected used aggressive surface preparation followed by a 100% solids epoxy primer broadcasted to rejection with silica sand to create a mechanical bond for the overlay.  After this process, the crew would on the next night apply a scratch coat of Thin-Set II followed by a screeded 3/8-inch thick layer of Thin-Set II, that was then imprinted with one of four Bomanite imprint patterns used throughout the mall.

After this part of the process was complete each morning, the crew would lay down a section of breathable landscape fabric over the affected entrances and rope off everything they had stamped.  The timing had to be precise so that the stamped area had time to dry and could withstand foot traffic.  After large sections of flooring were textured, secondary coloring and sealing were undertaken prior to turning over the fully finished floors to the mall.

Design Upgrade

Featured throughout the concourse is Bomanite Basketweave Used Brick that was integrally colored with Bomanite Brick Red as well as Bomacron Random Slate in Shale Gray.  To create visual breaks, an 8-inch English Slate Texture border in Sand was created with some areas featuring straight lines while other areas feature a free-flowing design.  To create even more variety, the Bomanite 12-inch Boardwalk pattern with Sonora Tan Color Hardener was used to enhance the mall’s roundabout and accent other selected areas.

Premier Concrete Construction Lunch and Learns Lead to Sidewalk Revitalization

Bomanite licensee Premier Concrete Construction installed decorative concrete sidewalks using Bomanite Micro-Top ST.As a company, you only get one chance to make a good first impression.  This axiom presented a slight problem for HL Turner Group, in Concord, NH, whenever potential clients physically came to the office.  The existing sidewalks and entryway had heavily spalled areas and many prominent cracks.  Bomanite licensee Premier Concrete Construction was invited twice by HL Turner Group to conduct Lunch and Learns.  After those presentations they were also asked to examine and to recommend a decorative concrete Bomanite System to revitalize the sidewalks and entrance.

Concrete Arts Proud to Rebuild Target to Help Heal a Community


Bomanite licensee Concrete Arts installed the decorative concrete flooring at the reconstructed Target East Lake in Minneapolis, MN, using Bomanite Custom Polishing Systems with Bomanite Patene Teres.
There are few events in history that can create a rift in the space-time continuum of a community, a veritable paradigm shift that causes ripple effects worldwide.  The death of George Floyd in May of 2020, and subsequent protests and riots, in Minneapolis is just such an event.  Floyd’s death occurred less than a mile from the Target East Lake Street store, which was nearly destroyed, and the Third Precinct Police Station, which was burned to the ground, is directly across the street from that store.  The loss of Target East Lake made it hard for the people in this south Minneapolis neighborhood to buy groceries since there were no other grocery stores within walking distance.

 

How We Rebuild Is More Important

What makes this restoration unique is Target’s commitment to include community input.  “Today, with construction well underway, I recognize that how we rebuild is just as important — if not more so — as when we rebuild. We want the Lake Street community to view this store as a part of itself, not just a place to shop,” Cephas Williams Jr., a group Vice-President at Target, said. “So, we’re listening to the voices of the community and applying what we’re learning and will continue to do so.”  Cephas William’s full statement is titled, To Our Lake Street Minneapolis Community: We’re Listening, Learning, and Re-Opening.  Target’s community outreach was in-depth and extensive.

Partnering With People Who Live Nearby

Bomanite licensee Concrete Arts installed the decorative concrete flooring at the reconstructed Target East Lake in Minneapolis, MN, using Bomanite Custom Polishing Systems with Bomanite Patene Teres.Target partnered with Nawal Noor, CEO of Noor Companies, a local Black-woman-owned General Contractor and Developer to lead the rebuilding efforts to complete Target’s fastest restoration ever.  Bomanite Licensee Concrete Arts was contracted to be a part of the demolition of the damaged carpet, VCT and corresponding adhesives. The scope of that first stage was completed the last week in June of 2020. Concrete Arts removed approximately 110,000 square feet of flooring in a week running double shifts.  Concrete Arts then left the site to allow for extensive repairs and changes to the concrete. They came back in on August 1st and had five weeks to polish the 90,000 square feet of flooring.  Working 12 hour days, six days a week Concrete Arts finished in 4.5 weeks despite being at the epicenter of the social justice fight which subjected them to three separate shut downs due to further protests.

A Reimagined Store Is Restored.

Bomanite licensee Concrete Arts installed the decorative concrete flooring at the reconstructed Target East Lake in Minneapolis, MN, using Bomanite Custom Polishing Systems with Bomanite Patene Teres.Concrete Arts installed Bomanite Custom Polishing Systems decorative concrete flooring using Bomanite Patene Teres to complete the redesigned, reimagined, and community inspired reconstructed store.  The new store has a secondary entrance and a well-lit walkway from the rail station to help increase access and to address community voiced safety issues.  The new pharmacy is located closer to the front of the store between both entrances so that elderly shoppers now walk a shorter distance to reach it.  Acknowledging the diverse neighborhood, Target even added a greater variety of spices.  The community asked for more food and more produce, and those sections were almost doubled.  The significant changes to the store culture and the store environment were made to match the community concerns.

Located in Lone Tree, Colorado, the Charles Schwab Lone Tree Campus phase #3 project started coming out of the ground in 2018 with a new 45,000 square foot retail space and 5 story parking structure.  Mortenson Construction contracted with Bomanite Licensee, Colorado Hardscapes to install the specified Bomanite stamped concrete designed for the main entry into the retail and conference building and surrounding drive areas.  Colorado Hardscapes worked with Schwab’s designers and Davis Partnership Architects to select the Bomacron English Sidewalk Slate pattern with natural gray colors.

Colorado Hardscapes Installs Award Winning Bomanite Decorative Concrete Details for The Charles Schwab Conference Center at Ridgegate with a mix of Gray Bomanite Imprinted concrete systems for the field and Bomanite Exposed Aggregate Systems Sandscape Texture for accentuated bands of color.Added to the design was a 17’ wide section walkway of Bomanite Exposed Aggregate System Sandscape Texture that utilizes specialized mix designs, additives and topical treatments that can incorporate unique colored sands or aggregates. The thoroughfare was encapsulated with a 6” perimeter band of broom finished concrete that leads from the sidewalk straight to the conference center’s door.  Detail was taken to match the saw cut joints in the Sandscape installation to the building’s interior flooring tile layout for a continuous flow from the exterior to the interior space.

Colorado Hardscapes Installs Award Winning Bomanite Decorative Concrete Details for The Charles Schwab Conference Center at Ridgegate with Bomanite Imprint Systems in an English Sidewalk Slate Pattern for the Entry Way and surrounding drive areas.The exterior paving showcases a marked handicap parking lot and accommodates a fire lane access where the concrete was poured 7” thick with rebar reinforcement.  In total, 9,625 sq. ft. of Bomanite stamped concrete and 1,740 sq. ft. of Bomanite Sandscape Texture Systems were installed for not only the distinct and stunning design detail but for long-term durability and low maintenance attributes. Using a combination of imprinted concrete and exposed aggregate creates a cohesive and complementary decorative concrete element to the exterior space and design of the building.

Through many discussions with Mortenson, Colorado Hardscapes became their go-to contractor to help with other parts of the project.  Along with the installation of the exterior hardscape, Colorado Hardscapes was contracted to install decorative saw cuts at two parking garage levels and asked to help remedy two board formed walls that when poured (by others) did not pass Mortenson’s standards.

Colorado Hardscapes used the Bomanite Micro-Top ST system to correct a previous poured board formed wall installation and bring them up to code that now accent the exterior finishes on the building and provide a smooth and sleek appearance.Bomanite Topping Systems Micro-Top ST was selected to be the new finish on the walls. Bomanite Micro-Top ST is a two-part, polymer-modified cementitious coating that has excellent adhesion and weather resistance when applied to correctly prepared and primed surfaces.  Colorado Hardscapes’ crews spent many hours grinding and patching the existing walls to get them smooth enough to apply the Bomanite Micro-Top ST.  The two feature walls now accent the exterior finishes on the building and provide a smooth and sleek appearance.

The Bomanite stamped concrete, Bomanite Sandscape Texture, and Bomanite Micro-Top ST turned out beautiful and earned Colorado Hardscapes the 2020 Best Bomanite Toppings Systems Project Silver Award.  Using readily available multiple Bomanite products to provide great solutions for the General Contractor, Architect and client is what makes Colorado Hardscapes an astounding partner for any design project.

Bomanite Modena SL Polished Concrete Overlay takes Nickel and Suede’s Flagship Store to new Heights

What started out in a basement and now has become a multimillion-dollar business with a 12,500 square foot facility for their Headquarters, Nickel & Suede just opened their flagship store with many more retail spaces to come.

The Missouri local, Kilee Nickels and her husband Soren tell the story of how the idea and need for a pair of statement earrings became a bigger than life moment.

Kilee’s simple teardrop design made from a leather purchase inspired by her family’s previous belt business was an immediate success and she set about making earrings for others. Kilee and her husband, Soren Nickels founded Nickel & Suede in 2014 and have grown the company to thirty employees while keeping their product made in the United States. The Kansas City couple creates lightweight, statement earrings made of leather and high-quality materials such as 14 karat gold. They started their company in the basement of their home but quickly outgrew the space and knew they needed to expand. They reached out to Kansas City based Hufft Design, recognized as one of the top 50 design firms by Architect Magazine, to help them create a plan for growth. Hufft designed their retail store in their new 12,500 square-foot headquarters in Liberty, Missouri. The facility is a master’s course in retail design, providing a refined shopping experience that evokes the quality of the Nickel & Suede products. Hufft designed the Nickel & Suede floor system with a honey-colored wood island inset into a Bomanite Custom Polished concrete floor.

Nickel and Suede installed a Bomanite Custom Polished Concrete Modena SL Flooring System in their new retail flagship store located in liberty, Mo with the help of Bomanite Licensee Musselman and Hall.

Bomanite Licensee, Musselman & Hall Contractors, LLC had previously worked with Hufft on their award-winning designs for the Tuft & Needle store in Overland Park, Kansas. The contractor and designers had worked together to choose a polishable overlay for the Tuft & Needle shopfront that would allow minimal issues with transitions, but still create a durable and attractive floor. That first installation ended up being just the ticket, so Hufft decided to utilize the same high performance self-leveling concrete polish overlay, Bomanite Modena SL in the Nickel & Suede flagship shop. The overlay was to be installed at only ⅜” thick, so preparation was key. The Musselman & Hall foreman, Johnathon Eggert, and his crew used large abrasive diamond grinders to profile the entire interior floor as preparation for the overlay. A five-man crew was able to place the entire floor in just one day using small onsite mixers. The new flooring overlay only needed 24 hours to cure before it could be finished. Diamond tooling was used to polish the floor to a satin finish. A Bomanite penetrating sealer was applied to provide resistance against stains while still keeping a low maintenance surface. The warm gray floors show no perceptible aggregate and are an integral part of the overall design aesthetic.

Edwards Concrete Installs Bomanite Decorative Concrete for Race Track Beach Themed Tanger Outlets Daytona

The future of physical shopping is about creating a compelling destination and a location specific experience to engage the public to generate return visitation. Tanger Outlets Daytona, working with project designer, EDSA and decorative concrete craftsmen, Edwards Concrete Company provided just that! Bomanite Licensee, Edwards Concrete, with their expertise in the decorative concrete field helped to create an ultimate shopping experience that provided the guests with the feeling of spending the day at the racetrack with a beachy vibe. Working for four months building out walkways, major thorough fares, plazas, outdoor living areas and a splash pad playground along with thousands of feet of decorative concrete curbing, Edwards Concrete pulled out all the stops to transform the 38-acre site design into a contemporary social gathering mega shopping mall.

The project designer EDSA has a winning track record for planning, landscape architecture, themed environment design and urban design. Breaking the mold of a traditional outlet mall, Tanger Outlets Daytona was designed to provide a fresh and unique appeal to their customers. The aesthetic styling is a combination of beach-industrial and mid-century modern theme with brand name stores located in the interior space that are connected by the outdoor walkways and plaza spaces inspired by the Daytona International Speedway that lies just a few short miles away.

With a circular racetrack pattern on the outside perimeter there are four standout entry plazas of ocean, beach, industrial and Floridian forest themes showcasing unique decorative concrete paving installed by Edwards Concrete, with planters and lighting that lead into an interior checkerboard pattern of sponge finished two tone colored concrete walkways resembling the racetrack infield.

Bomanite Exposed Aggregate step plaza with light box seating and handicap ramp was created with embedded seashells to provide a reflective nature of light. Common gathering spaces, “pit stops”, create points of convergence; media lounge, two outdoor living rooms, three cabanas, lighted sitting swings, and shading trellis contribute to the social shopping experience.  To facilitate the beach theme Bomanite imprinted concrete in a Bomacron Boardwalk pattern was incorporated into several of the lounge areas as well as common walking areas along the front of retail shops. In addition, a kid worthy splash pad playground and central water fountain support the family-focused atmosphere. Edwards Concrete used several ocean inspired blues of concrete colorant for the surface area of the splash pad and sandblasted the defining bands in beige to mimic the water and sandy beach vibe.

Decorative concrete paving and flooring are becoming more and more commonplace in commercial and retail facilities such as this themed shopping mall for its versatility in design, long-term durability, low-maintenance, weather-resistant features and environmentally friendly attributes. Not only did Edwards Concrete display their craftsmanship with Bomanite Decorative Concrete for multiple applications within the scope of the project, they met the grand opening deadline of this beachy racetrack theme inspired mall even through Hurricane Matthew that hit during the installation. Tanger Outlets 44th center in Daytona Beach was up and running on their targeted date offering a world-class shopping themed experience for local, national and international visitors.

Musselman & Hall Contractors Receive Award for Starbucks Sustainable Bomanite Modena SL Polished Concrete Floor

The General Contractor, J.E. Foster Building Company, contacted Bomanite Licensee, Musselman & Hall Contractors, LLC about a new Starbucks Coffeehouse being built in the Brookside community of Kansas City. Starbucks was considering the incorporation of new flooring material in a prototype store.

Starbucks design studios are located around the world so that their designers can fully understand the communities they serve. The mission of each designer is to create a spectacular Starbucks café experience that is steeped in the local culture and reflects the unique characteristics of each neighborhood.

Starbucks Coffeehouse Brookside Creates Community Design with Bomanite Modena SL Polished Concrete Floors in Kansas City installed by Musselman and Hall

Starbucks believes a coffeehouse should be a welcoming, inviting and familiar place for people to connect, so they design their stores to reflect the unique character of the neighborhoods they serve. They are also interested in the way design can connect everyone to sustainable building practices and provoke thoughtful questions and engagement with the built environment. To guide their building and design efforts, Starbucks uses the U.S. Green Building Council’s LEED® certification program as a benchmark for success.  In addition to reducing energy and water consumption, they incorporate reused and recycled materials wherever possible and often use locally inspired design details and materials in their stores.

After some research and several references, the general contractor worked with the local contractor Musselman & Hall for assistance. Based on a tile sample provided by the Starbucks design team and an overall design concept, Musselman & Hall produced a series of Bomanite Custom Polishing Modena SL samples for the client’s consideration. The samples immediately impressed the Starbucks staff.

The Modena System, unique to Bomanite, is a trowel applied cementitious overlay that contains zero VOC and no solvents in the chemically hardening product with attributes to its “Low-Emitting Materials” LEED credits. Modena is polished to a highly durable finish and is commonly used to renovate floors that are unacceptable candidates for polished concrete. It can be applied as thin as 1/8” or as thick as ¾” dependent upon existing elevations. Modena can be either highly decorative with aggregate exposure or simpler with light aggregate exposure similar to finely ground concrete.

The Modena system contributes to additional LEED accrual points in “Innovation by Design” by its ability to renovate an existing concrete slab that would otherwise be unsuitable for concrete polishing. This provides specifiers the ability to use polished concrete much as they would traditionally select a manufactured tile or other flooring system only without the maintenance requirements. Bomanite Modena is more economical than typical terrazzo, is breathable which minimizes moisture vapor issues, can be colored in any color, lessens the amount of product brought to a jobsite compared to stone or tile and provides all the benefits of polished concrete.

The relatively small project (600 SF) utilized the Bomanite Nickel Gray Integrally Colored Bomanite Modena SL system. The polished overlay was placed at approximately ½” thick. The overlay was ground and polished to a 400-grit finish. Musselman & Hall coordinated with Starbucks artist who utilized a portion of the floor as a canvas to paint a fun and colorful mural. This is the first Starbucks location in the region to utilize the Bomanite Custom Polishing Modena SL flooring system.

The finished floor is a simple, but elegant representation of the design flexibility of decorative architectural concrete and Bomanite’s diverse sustainable offering of floor systems.
