Healthpeak Properties Offices

The Healthpeak Properties Offices project, located on the 8th floor of the 50 Fifty S. Syracuse building in Denver, CO, presented an opportunity for Colorado Hardscapes to demonstrate their expertise in polished concrete installations. Working alongside general contractor Boots Construction and Acquilano Interior Architecture, Colorado Hardscapes successfully achieved the client’s vision using Bomanite’s Modena Monolithic System.

Given the client’s desire for a sleek, minimalistic look with uniform aggregate exposure, the existing floors posed a challenge. Polished concrete does not typically guarantee uniformity and working with an already-used floor added complexity. To meet these requirements, 5,597 square feet of Bomanite Modena Monolithic in Bomanite Gray color was installed, offering a consistent, polished finish while maintaining the architectural appeal.

The project also required innovative solutions to navigate existing conditions. The space’s recessed elevator lobby and bathrooms needed to be filled with 1-inch repair mortar before the Modena application. Additionally, as the office space had no interior walls built at the time, forming was required around all areas except the elevator room and bathrooms, with the Modena installation extended by an additional 4-8 inches along where future walls would be placed. This unique approach ensured a seamless and precise final look once the walls were constructed.

The floors were polished to an 800-grit, Level-3 finish, striking the perfect balance between aesthetic appeal and slip resistance. To honor existing expansion joints, aluminum strip inlays were added throughout, contributing to a clean, professional appearance that complements the modern office environment.

Colorado Hardscapes’ previous relationships with Boots Construction and Acquilano Interior Architecture played a key role in the project’s success. Early collaboration included various sample presentations, leading to the selection of the Bomanite Modena Monolithic System, which aligned well with the design vision and budget constraints. This proactive engagement resulted in Colorado Hardscapes being listed in the final specifications, ultimately securing the project.

The completed floors offer a durable, visually appealing surface that exceeded the client’s expectations, providing a polished concrete solution that enhances the overall look and feel of the office space. Hallmark Corporate Offices

Hallmark’s Corporate Offices in Kansas City, MO, recently underwent a significant renovation aimed at refreshing their workspace and attracting new talent. The redesigned area, covering 17,000 square feet, features a sleek and modern flooring solution that aligns perfectly with Hallmark’s vision for a contemporary corporate environment. Bomanite Licensee Musselman & Hall Contractors, LLC delivered a stunning installation using the Bomanite Modena SL System, known for its high-performance characteristics and aesthetic appeal.

The custom flooring system incorporated Bomanite Modena SL with titanium dioxide, creating a bright and durable surface. The design included surface-seeded Honey Lemon size 01 glass aggregates and brass inlay terrazzo strips. This intricate combination of materials provided a unique, eye-catching finish that enhances the visual impact of the space while maintaining functionality.

The installation process required careful adjustments and precision to achieve the desired effect. Due to the low loading and size of the glass aggregates, Musselman & Hall modified their approach to the self-leveler installation. They opted to hand broadcast the glass aggregates onto the surface after the initial spike roll, followed by a second, light-handed spike roll to properly seat the glass. This method prevented the aggregate from forming faint lines, an issue encountered during earlier trials. The attention to detail and adaptability demonstrated by Musselman & Hall ensured a flawless final result.

Throughout the project, Musselman & Hall worked closely with Hallmark, collaborating extensively during the sample development phase to refine the flooring system. Their commitment to meeting Hallmark’s aesthetic and performance goals made the Bomanite Modena SL System an ideal choice for the renovated office space. The final product is a beautiful, polished floor that combines modern design with practical durability.

The refreshed office space now features a sophisticated and inviting environment, reflecting Hallmark’s dedication to creating a workspace that appeals to both current employees and prospective talent. Dairy Block

The Dairy Block project in Denver, CO, features a distinct lobby design that merges contemporary aesthetics with lasting durability. Colorado Hardscapes collaborated with McWhinney Development and Shears Adkins Rockmore Architects to craft an exceptional flooring solution using the Bomanite Modena SL system, tailored to achieve a dark, matte finish as envisioned by the client.

The design for this mixed-use hotel and office building called for a flooring system that would provide a rich, dark tone with a subtle, matte texture. Bomanite Modena SL in Bomanite Charcoal Integral Color was selected for its ability to meet these requirements while offering depth and visual interest. The grinding process was intentionally halted at a 200-grit level, exposing coarse aggregate and maintaining a matte appearance. The floors were finished with a penetrating sealer, enhancing the durability while preserving the desired aesthetic. During installation, zinc divider strips were incorporated to add clean, defined lines that enhanced the architectural design. The exposed coarse aggregate added texture and contrast to the matte surface, elevating the overall look of the space.

The project team, including Shears Adkins Rockmore Architects, was highly satisfied with the final outcome, praising the striking look of the floor. The success of this installation has led other designers to specify the same Bomanite Modena SL system, color, and finish for upcoming projects, highlighting its growing popularity.

Harbor Place (Modena TG)

At Harbor Place in Stamford, Connecticut, Beyond Concrete was tasked with transforming the lobby entrance into a bold, modern space that would make a lasting impression. The primary goal was to create an eye-catching, distinctive lobby design that would enhance the aesthetic appeal of the building. The project involved using Bomanite’s Custom Polishing System, Modena TG, in a striking black and white zebra pattern, achieving both functionality and style.

One of the key design requirements was to develop a lobby that would stand out while meeting the client’s vision of a modern, sleek entrance. The design team opted for a bold zebra pattern, which was brought to life with the Modena TG system. This system provided a polished finish using larger aggregates, adding texture and depth to the floor, while also ensuring the durability needed for a high-traffic area like a lobby.

The installation of the floor presented some challenges. Custom templates and aluminum divider strips were manufactured specifically for this project to achieve the precise zebra pattern. Managing access during the installation was also tricky, as elevators on both sides of the lobby had to be shut down temporarily. Despite these challenges, the project was completed on time, thanks to the collaborative efforts of the general contractor, building owners, and the team at Beyond Concrete.

In terms of outcomes, the project exceeded the owner’s expectations, earning praise for its unique and polished look. Additionally, the project garnered industry recognition, winning the 2009 Gold Award for Best Polishing Project, a prestigious accolade that highlights the quality of craftsmanship involved.

The Modena TG system was not only chosen for its aesthetic appeal but also for its durability and low maintenance. Based on prior installations, the team knew that the system would provide long-lasting results, making it an ideal choice for the busy lobby environment.

From an impact perspective, the tenants at Harbor Place have responded positively to the new lobby design, with many noting the fresh and modern feel of the space. This successful transformation demonstrates the power of innovative design and quality materials in creating a welcoming and lasting impression for building occupants and visitors alike.

Dallas Theological Seminary Chapel & Life Center

In the heart of Dallas, Texas, the new Chapel & Life Center at Dallas Theological Seminary stands as a testament to the beauty and durability of polished concrete. Designed by GFF Architects and constructed by Hill & Wilkinson, this 12,760-square-foot project was completed in the second quarter of 2021. Texas Bomanite, the licensed contractor, was tasked with installing a high-quality polished concrete floor using the Bomanite Custom Polishing System, VitraFlor, Stabilizer Pro, and Vitra Finish products.

The primary objective of the project was to create a polished concrete floor that would complement the warm, inviting atmosphere of the Chapel & Life Center. With no dye added, the natural beauty of the concrete was left to shine through, achieving a refined, sophisticated look. The design team opted for warm tones that harmonized with the building’s overall aesthetic, pairing the natural concrete with warm wood elements for a cohesive and calming environment.

To achieve the desired look, the installation process involved an initial grinding phase that took place before the walls were built, followed by final polishing after the drywall was in place. This careful sequencing ensured the concrete’s surface was smooth and even, with large aggregate exposure being a standout feature. The process of grinding to expose the large aggregate, while time-consuming and messy, was crucial to creating the desired texture and finish.

The results were outstanding, with the Chapel & Life Center featuring beautifully polished, large aggregate concrete floors that exceeded expectations. The high-quality finish not only enhanced the visual appeal of the space but also showcased the craftsmanship involved. The project has garnered positive feedback and could potentially earn industry recognition for the exceptional work in polished concrete.

Despite the challenges of timing and the extensive work required to expose the large aggregate early in the construction process, the project was delivered successfully, thanks to the strong collaboration between Hill & Wilkinson, the concrete contractor, and Texas Bomanite.

In terms of longevity, the Bomanite VitraFlor system is known for its durability, making it a low-maintenance solution that will stand the test of time. The polished concrete floors are designed to handle heavy foot traffic while maintaining their pristine appearance for years to come.

The Dallas Theological Seminary Chapel & Life Center is a perfect example of how polished concrete can combine durability with elegance, enhancing both the functionality and the aesthetic appeal of a space.

Brownsville International Airport (Modena SL)

The Brownsville South Padre Island International Airport is the newest major airport in Brownsville, TX. With quick access to the Gulf of Mexico and US Interstate Highway, this airport serves as a strategic hub for all international and domestic airlines, as well as private aviation operations and continues to grow and support the expanding community.

In developing the buildout of a new passenger terminal Corgan Architects along with Jacobs Engineering developed new design elements and an aesthetic overhaul that reflects the region and culture of Brownsville. Brownsville South Padre Island International Airport was formerly designated as the headquarters of Pan American’s Western Division in the 1930s. The airport made history establishing the first international Airmail Service when Charles Lindbergh landed in Brownsville in 1929 after a historic flight from Mexico City. The city then became a pioneer training center for teaching pilots to fly with navigation instruments only.

The new two-story, 89,000-square-foot building utilizes the latest terminal design features and amenities that include designing and constructing a new four-gate terminal and a Federal Inspection Services (FIS) Facility for commercial and general aviation, replacing the existing facility built-in 1971. Previously restricted to regional aircraft, the project now allows the airport to accommodate larger aircraft and is designed for a future terminal expansion with expected increased air travel.

When it came to renovating and revitalizing the airport, Corgan wanted to make sure that the city’s unique history was represented in all design aspects. Corgan worked with Bomanite Licensee, Texas Bomanite, starting in December 2017 on the initial design, several 6” x 6” concrete samples of different gray tones and finishes were a must-have to a make sure the airport flooring would provide as much as an insightful impact as the surrounding structures. Working in close proximity to Corgan’s office allowed for several larger-scale mock-ups to be seen in person at Texas Bomanite’s facility. Ultimately polished concrete was chosen for its long-term durability and low maintenance. Texas Bomanite contracted through the winning bid GC SpawGlass Contractors to provide 42,300 square feet of the Bomanite Modena SL polished concrete system; an installation that finalized in December 2020.

The final color of choice was Nickle Gray Bomanite Modena SL, used throughout the ticketing area, TSA Security Checkpoints as well as the upper floors for Boarding. Texas Bomanite provided the ultimate solution to the early design concerns for finding an acceptable concrete finish for the existing structural slab. The polished concrete floor in gray complimented the stainless steel borders seen throughout the terminal. Precast stair treads were also created with the Bomanite Modena SL system for a cohesive design. Bomanite Modena SL is a versatile engineered interior polymer modified cementitious topping that is blended with selected aggregates and then ground and polished to the desired gloss level. The new terminal floors were prepped with 24-40 metal bond diamonds and a rapid set epoxy primer with sanding to refusal prior to installing the Bomanite polished concrete system. Polished to a final 800 Grit with Bomanite Stabilizer Poly Pro and Bomanite VitraFinish provided for a solid surface with superior stain resistance. Metzger McGuire RS-88 in warm stone was used for the joint filler to complete the overall custom decorative concrete flooring for the Brownsville International Airport.

The Modena system is a low-cost alternative for renovation projects and provides the durability and strength for this exceptionally long lifespan system. With the Bomanite Modena SL systems ability to be installed over concrete or properly prepared wood substrates, with cove base and stair components generally pre-cast, it made for the perfect complement to the overall design elements and architectural plans. Having the industry’s lowest lifecycle costs, low to zero VOC and minimal maintenance requirements, Bomanite Modena SL was the optimal choice for Brownsville South Padre Island International Airport and earned Texas Bomanite the 2020 Best Custom Polishing Systems Project Bronze Award.

Herman Miller, Inc. (Modena SL)

When Herman Miller, Inc. relocated their offices from the Dallas Design District to the uptown area on McKinney Avenue, the space they selected offered some interesting flooring challenges. 2811 McKinney Avenue is a mixed use office complex built in 1984. Herman Miller designs, builds and distributes some of the most sophisticated furniture in the world. While the space Herman Miller leased is on the ground floor, most of the space is on a suspended slab. The existing concrete floor had elevation changes in excess of 3” across the 5,400 square feet of area. The requirement of the interior finish was to produce a high end refined look specified by TVS Design.

Bomanite Licensee, Texas Bomanite achieved the specified design with the Bomanite Modena SL polished concrete system that produced a flat floor by installing self-leveling concrete overlay to produce an acceptable concrete canvas to polish. The finished product is a stunning showpiece that complements the modern sophistication of the new office space.

The Park Theater (Modena TG)

The Jaffrey Park Theatre has a long history that began in 1922. The Park Theatre was the center of community life as a movie and vaudeville house for 54 years and in 1976 became a retail store and warehouse. In 2005 The Park Theatre Corporation decided to purchase the building and renovate the historical site. Almost 20 years later The Park Theatre has been rejuvenated and ready to provide artistic, cultural, entertainment and educational programs and activities for the residents of and visitors to the communities of the Monadnock Region of New Hampshire.

The Park Theatre was rebuilt as a sustainable, state-of-the-art film and performing arts center, featuring two auditoriums and presenting movies, live theatre, including children’s productions, concerts, live acts, lectures and symposiums as well as a venue for community and business gatherings.

Calling up BKA Architects, The Park Theatre Corporation requested that the building façade use an Art Deco period design to recapture an element of sentimentality for the 1920s era and as homage to the original theatre with the founder’s home on top. With the design intent, they knew they wanted a polished exposed concrete floor and when the time came in February 2019, the architect reached out to Bomanite Licensee, Premier Concrete Construction, LLC to discuss the possibilities. With little under 5,000 square feet to work with, Premier Concrete met with Caroline K. Hollister, Trustee, President and Treasurer of The Park Theatre and Matt Pelletier of BKA Architects at their Boston Decorative Concrete Showroom. It was at the showroom that the clients learned of the different textures and colors of concrete.

An important design element was the star sponsorships, each donor over $10,000 received a star with their name engraved such like the California Hollywood Walk of Fame. The Bomanite Custom Polishing System Renaissance was the choice for the main lobby entrance flooring, in a dark black color, to provide a background that would make the golden stars pop off the floor. In order to achieve the deep dark color, Premier Concrete created a custom Raven Black Integral Color. Using Bomanite Integral Color provides for uniformity of color throughout the depth of the Concrete while producing durability and longevity of the concrete itself. During the polishing process Black Concrete Dye was added to the top of the colored slab to achieve the deepest darkest color possible.

Premier Concrete crafted a solid solution for creating the stars with a molded form that was placed before the concrete was poured. Once the field of Black concrete was set and polished, forms were removed and a formulation of Bomanite Modena TG, a modern terrazzo like mix, filled the voids. The Bomanite Modena TG Bomanite Custom Polishing System used 3 different colors of yellow glass in 3 differing sizes along with touches of mirror glass to provide the bright golden contrast against the Black backdrop. Once set, each donors name was engraved into the star and displayed with a metallic epoxy for some old-world Hollywood glamour.

Prior to the work being started, several samples of contrasting color palettes were created and shown to the clients as well as onsite mockups. Determining the best plan to bring the Park Theatre’s vision to life was critical to the success of the space and intent of design. Premier Concrete’s showroom allowed for the clients to learn more about the possibilities of Bomanite Decorative Concrete. Samples provided the clients with ease of mind and a visual to a stunning end result.

This grand project won Premier Concrete Construction the 2020 Silver Award for the Best Bomanite Custom Polishing System Project. With Premier Concrete’s quality of work and creativity, The Park Theatre now showcases a distinct decorative detail while providing a dynamic regional center for the arts and entertainment as well as an artistic meeting place for the community.

Chase Oaks Church

Chase Oaks Church is a non-denominational Bible church with 4 campuses in far north Dallas Forth Worth area, the newest being the Fairview campus. The Fairview campus is nestled against a creek, with large windows exposing the view. The 36,000 square foot building is composed of 4 major areas: auditorium (which seats 500), the Kid Zone, administration and a youth center. The décor is warm and inviting, accented by natural elements such as wood, steel and stone.

To complement the natural theme, Texas Bomanite used the Bomanite Custom Polishing System VitraFlor to polish 16,950 square feet of concrete, exposing very large black aggregates. The aggregate was all locally sourced and contrasts nicely with the tan of the concrete, contributing to the warmth of the interior decoration.

Brothers Marketplace

Brothers Marketplace is a family-owned business that has expanded into local communities bringing an innovative approach to food with unique offerings. With five locations and counting, the neighborhood market offers customers a one-stop grocery shopping and dining experience with a carefully curated selection of fresh foods, local and specialty products, delicious prepared meals, and grocery essentials. Recently a new Brothers Marketplace opened in Waltham, MA that showcases a newly finished sustainable polished concrete floor.

Designed by BHDP in collaboration with the owners, Roche Bros. the location for the Waltham Brothers Marketplace was the first to be placed in a residential building. The mixed-use structure features the Brothers Marketplace on the first floor and four floors of apartments sit above, delivering on the brand’s promise “Eat. Drink. Be Local.”

With the market emphasizing local producers and vendors, reaching out to local Bomanite Licensee, Premier Concrete Construction, was appropriate. Premier Concrete worked with the designer and owners to establish the perfect floor not only to accommodate patrons but equipment as well; shopping carts, hand trucks, utility carts and adjustable shelving. Unlike traditional floor finishes, such as carpet or vinyl tile, polished concrete does not require extensive maintenance procedures such as waxing, burnishing or wet vacuuming, a benefit the owners appreciated.

The Bomanite Custom Polishing VitraFlor system can be utilized on existing or new uncolored concrete. Bomanite VitraFlor utilizes select un-colored concrete that is placed and finished to standards required for decorative polished concrete flooring. The concrete is ground to expose the desired amount of aggregate, then polished to the required gloss level and treated with a Bomanite stain resist. Samples of differing gloss and aggregate exposures were reviewed. The decision was made to install 12,000 sq ft of the Bomanite VitraFlor system with a Class B Fine aggregate exposure, with little or no medium aggregate at random locations known as a salt and pepper finish. The floor was then polished to a Level 3, which typically produces a medium-high sheen level with a 50-60 Gloss reading. The primary benefit to Bomanite VitraFlor is the simplicity of installation and durability of the finished floor, lending to its low-maintenance and long-term sustainable features.
