Healthpeak Properties Offices

The Healthpeak Properties Offices project, located on the 8th floor of the 50 Fifty S. Syracuse building in Denver, CO, presented an opportunity for Colorado Hardscapes to demonstrate their expertise in polished concrete installations.  Working alongside general contractor Boots Construction and Acquilano Interior Architecture, Colorado Hardscapes successfully achieved the client’s vision using Bomanite’s Modena Monolithic System.

Given the client’s desire for a sleek, minimalistic look with uniform aggregate exposure, the existing floors posed a challenge.  Polished concrete does not typically guarantee uniformity and working with an already-used floor added complexity. To meet these requirements, 5,597 square feet of Bomanite Modena Monolithic in Bomanite Gray color was installed, offering a consistent, polished finish while maintaining the architectural appeal.

The project also required innovative solutions to navigate existing conditions.  The space’s recessed elevator lobby and bathrooms needed to be filled with 1-inch repair mortar before the Modena application.  Additionally, as the office space had no interior walls built at the time, forming was required around all areas except the elevator room and bathrooms, with the Modena installation extended by an additional 4-8 inches along where future walls would be placed.  This unique approach ensured a seamless and precise final look once the walls were constructed.

The floors were polished to an 800-grit, Level-3 finish, striking the perfect balance between aesthetic appeal and slip resistance.  To honor existing expansion joints, aluminum strip inlays were added throughout, contributing to a clean, professional appearance that complements the modern office environment.

Colorado Hardscapes’ previous relationships with Boots Construction and Acquilano Interior Architecture played a key role in the project’s success.  Early collaboration included various sample presentations, leading to the selection of the Bomanite Modena Monolithic System, which aligned well with the design vision and budget constraints. This proactive engagement resulted in Colorado Hardscapes being listed in the final specifications, ultimately securing the project.

The completed floors offer a durable, visually appealing surface that exceeded the client’s expectations, providing a polished concrete solution that enhances the overall look and feel of the office space.  This project showcases the versatility and quality of Bomanite’s polished concrete systems and the skilled craftsmanship of Colorado Hardscapes.

Hallmark Corporate Offices

Hallmark’s Corporate Offices in Kansas City, MO, recently underwent a significant renovation aimed at refreshing their workspace and attracting new talent.  The redesigned area, covering 17,000 square feet, features a sleek and modern flooring solution that aligns perfectly with Hallmark’s vision for a contemporary corporate environment.  Bomanite Licensee Musselman & Hall Contractors, LLC delivered a stunning installation using the Bomanite Modena SL System, known for its high-performance characteristics and aesthetic appeal.

The custom flooring system incorporated Bomanite Modena SL with titanium dioxide, creating a bright and durable surface.  The design included surface-seeded Honey Lemon size 01 glass aggregates and brass inlay terrazzo strips.  This intricate combination of materials provided a unique, eye-catching finish that enhances the visual impact of the space while maintaining functionality.

The installation process required careful adjustments and precision to achieve the desired effect.  Due to the low loading and size of the glass aggregates, Musselman & Hall modified their approach to the self-leveler installation. They opted to hand broadcast the glass aggregates onto the surface after the initial spike roll, followed by a second, light-handed spike roll to properly seat the glass.  This method prevented the aggregate from forming faint lines, an issue encountered during earlier trials.  The attention to detail and adaptability demonstrated by Musselman & Hall ensured a flawless final result.

Throughout the project, Musselman & Hall worked closely with Hallmark, collaborating extensively during the sample development phase to refine the flooring system.  Their commitment to meeting Hallmark’s aesthetic and performance goals made the Bomanite Modena SL System an ideal choice for the renovated office space.  The final product is a beautiful, polished floor that combines modern design with practical durability.

The refreshed office space now features a sophisticated and inviting environment, reflecting Hallmark’s dedication to creating a workspace that appeals to both current employees and prospective talent.  The custom Bomanite Modena SL floor, with its polished finish and decorative inlays, serves as a standout feature, contributing to the overall look and feel of the newly updated Hallmark Corporate Offices.

Dairy Block

The Dairy Block project in Denver, CO, features a distinct lobby design that merges contemporary aesthetics with lasting durability.  Colorado Hardscapes collaborated with McWhinney Development and Shears Adkins Rockmore Architects to craft an exceptional flooring solution using the Bomanite Modena SL system, tailored to achieve a dark, matte finish as envisioned by the client.

The design for this mixed-use hotel and office building called for a flooring system that would provide a rich, dark tone with a subtle, matte texture.  Bomanite Modena SL in Bomanite Charcoal Integral Color was selected for its ability to meet these requirements while offering depth and visual interest.  The grinding process was intentionally halted at a 200-grit level, exposing coarse aggregate and maintaining a matte appearance.  The floors were finished with a penetrating sealer, enhancing the durability while preserving the desired aesthetic.  During installation, zinc divider strips were incorporated to add clean, defined lines that enhanced the architectural design.  The exposed coarse aggregate added texture and contrast to the matte surface, elevating the overall look of the space.

The project team, including Shears Adkins Rockmore Architects, was highly satisfied with the final outcome, praising the striking look of the floor.  The success of this installation has led other designers to specify the same Bomanite Modena SL system, color, and finish for upcoming projects, highlighting its growing popularity.

Belleview Block B

Denver’s Tech Center has welcomed a distinctive addition with Belleview Block B, integrating retail spaces with The Den Apartments (325 units) to create a vibrant living and shopping destination.  Holland Development served as the main contractor, with architectural design by Washington D.C.’s Eisen Group.

During the construction phase of Belleview Block B, while Colorado Hardscapes was completing exterior flatwork and wall on this project, Holland Construction turned to them for a custom flooring solution in the tower’s lobby, a crucial space in the building’s high-end aesthetic. Initially, the Bomanite Micro-Top system wasn’t specified for the project; however, after reviewing samples and assessing the product’s benefits, the decision was made to proceed with Bomanite Micro-Top in Bomanite French Gray and Custom Bomanite Dark Gray.  These custom tones offered a polished look to match the sleek, modern design of the building’s exterior.

Colorado Hardscapes’ work required meticulous preparation to ensure a flawless finish.  The team carefully prepped the lobby floor, filled visible cracks, and applied Bomanite Micro-Top, achieving an elegant, durable surface capable of withstanding high foot traffic.  The two-toned design further elevates the ambiance of Belleview Block B’s lobby, setting a sophisticated tone that flows throughout the high-rise.

Harbor Place (Modena TG)

At Harbor Place in Stamford, Connecticut, Beyond Concrete was tasked with transforming the lobby entrance into a bold, modern space that would make a lasting impression.  The primary goal was to create an eye-catching, distinctive lobby design that would enhance the aesthetic appeal of the building.  The project involved using Bomanite’s Custom Polishing System, Modena TG, in a striking black and white zebra pattern, achieving both functionality and style.

One of the key design requirements was to develop a lobby that would stand out while meeting the client’s vision of a modern, sleek entrance.  The design team opted for a bold zebra pattern, which was brought to life with the Modena TG system.  This system provided a polished finish using larger aggregates, adding texture and depth to the floor, while also ensuring the durability needed for a high-traffic area like a lobby.

The installation of the floor presented some challenges.  Custom templates and aluminum divider strips were manufactured specifically for this project to achieve the precise zebra pattern.  Managing access during the installation was also tricky, as elevators on both sides of the lobby had to be shut down temporarily.  Despite these challenges, the project was completed on time, thanks to the collaborative efforts of the general contractor, building owners, and the team at Beyond Concrete.

In terms of outcomes, the project exceeded the owner’s expectations, earning praise for its unique and polished look.  Additionally, the project garnered industry recognition, winning the 2009 Gold Award for Best Polishing Project, a prestigious accolade that highlights the quality of craftsmanship involved.

The Modena TG system was not only chosen for its aesthetic appeal but also for its durability and low maintenance.  Based on prior installations, the team knew that the system would provide long-lasting results, making it an ideal choice for the busy lobby environment.

From an impact perspective, the tenants at Harbor Place have responded positively to the new lobby design, with many noting the fresh and modern feel of the space.  This successful transformation demonstrates the power of innovative design and quality materials in creating a welcoming and lasting impression for building occupants and visitors alike.

Cerner Corporation Innovations Campus

The Cerner Corporation Innovations Campus located in Kansas City, MO has added two new office towers to their 290-acre campus that will support an additional 3,000 employees. The recent additions represent phases three and four of its 16-phase, $4.5 Billion plan. This giant healthcare IT company is expected to complete construction around 2025. Once complete it is expected to house 16,000 employees, 10 office buildings as well as mix-used space for two data centers, a grocery store and retail space.

After completion of the build, the client was not happy with the way the concrete at the front entrance of the new Cerner Campus Buildings had turned out. The architectural firm for the project, Gould Evans, called upon Bomanite Licensee, Musselman & Hall Contractors, Inc. for a consultation and to discuss what they could to do to match the vision and design they were hoping to achieve.

The designers plan for the entrance was to replicate the window and sheathing pattern on the buildings, which was all planned to emulate the data created in the human genome project. After several mock-ups of textures and color options it was decided to go with a mix of Bomanite Micro-Top XT and Bomanite Micro-Top ST application methods.

The Bomanite Toppings Systems is a revolutionary approach to designing with architectural concrete that offers several coloring systems, overlayments and renovation systems that can redesign, restore or refurbish projects. Bomanite Micro-Top XT, part of the Bomanite Toppings Systems, is a two-part, polymer-modified cementitious coating that can be applied over almost any clean, sound exterior surface including concrete, cement block, tile, metal and wood in a wide range of colors and graphics. With its extraordinary adhesion and ability to withstand prolonged pedestrian and vehicular traffic it made perfect sense to choose Bomanite Micro-Top XT to meet the project design needs.

Bomanite Micro-Top ST is a specialized decorative concrete option with the same distinct quality and properties as Bomanite Micro-Top XT and can be applied without affecting surrounding materials or fixtures. In order to achieve the desired outcome for the client, Musselman & Hall applied the Bomanite Micro-Top XT with a broom finish in Bomanite Nickel Gray Integral Color and an alternating complimentary Bomanite Micro-Top ST spray applied finish in Bomanite French Gray Integral Color which provided for color and textural variation.

Cerner Corporation was not only happy with the outcome of the entrance, but it was completed in 2 phases to ensure continued access to the building. The entryway is eye catching and extremely consistent in application and color earning Musselman & Hall the 2020 Best Bomanite Toppings Systems Project – GOLD AWARD for their outstanding decorative concrete craftsmanship.

The Citadel Office Building

Owners of The Citadel office building worked with Bomanite Licensee Colorado Hardscapes and Dig Studio (designer / LA) to provide a solution to an unsightly wall and discolored and deteriorated exterior granite paving. The key – as always – was to stay within the budget. Instead of installing new granite, Bomanite Sandscape Textured concrete was the chosen material used for the patio area. Installing two different colors, uncolored concrete and Sunset Rose Integral color with black silica sand, the patio was poured and then saw cut into “tiles” to replicate the granite.

The wall, rather than being removed and replaced, was covered using the Bomanite Micro-Top ST system. Micro-Top ST can simulate the Bomanite Sandscape Texture Exposed Aggregate System by spray applying the material using different colors to achieve a multi-dimensional texture. The new area surpasses the aesthetic appeal of the surrounding granite.

Bomanite Micro-Top ST has excellent adhesion and weather resistance that is perfect for applying over almost any clean, correctly prepared and primed surface including concrete, cement block, tile, metal and wood. Providing a tough, slip resistant water-retardant coating that substantially reduces water penetration, freeze-thaw scaling and concrete carbonation, Bomanite Micro-Top ST is the most durable and versatile product for spot accent areas, wall coverings, up the side of a building or asphalt street sections going above and beyond the benefits of granite installations.

Nishimine Dental Office

The Nishimine Dental Office located in Fresno, CA wanted to renovate their office to make it more modern and comfortable for patients and employees. They met with the project designer Suzanne Byrnes of Facility Designs for the overall look. After visiting with the local Bomanite Licensed Contractor, Heritage Bomanite, the flooring that was chosen was the Bomanite Custom Polishing System VitraFlor. Polished concrete met the criteria for the overhaul for it’s functionality and style; even gray concrete can be stunning!

Bomanite VitraFlor utilizes select un-colored concrete that is placed and finished to standards required for decorative polished concrete flooring. The concrete is ground to expose the desired amount of aggregate, then polished to the required gloss level and treated with a Bomanite stain resist. The primary benefit to Bomanite VitraFlor is the simplicity of installation and durability of the finished floor, lending to its low-maintenance and long-term sustainable features.

Bomanite VitraFlor is the most cost effective of all the Bomanite Custom Polishing systems. Heritage Bomanite installed approximately 1,000 square feet of the VitraFlor system, polishing up to 3,000 grit and finishing with the Bomanite VitraFinish floor sealer. The dental offices, hallways and conference room were all given the polished treatment for that extra durability and modern vibe.

MMGY Office Lobby (Modena SL)

MMGY, the largest integrated travel marketing organization in the world, and Lisa Jensen Design contacted Bomanite Licensee, Musselman & Hall Contractors, for a decorative concrete flooring solution for the outdated, 800 square foot lobby of their office. The existing flooring was a worn cork flooring that showed wear and damaged from years of use.

The client wanted a “white polished concrete floor” and was looking for a thin overlay application to achieve the desired finish. The Bomanite Modena SL system was proposed with the production of finished samples for client review of the final color and finish.

Bomanite Modena SL is a polymer-modified, cementitious interior bonded floor topping that is blended with selected decorative aggregates then placed with no finishing. Once fully cured Bomanite Modena SL is ground to expose the aggregates and polished to the desired gloss level.

The project was a fast-track installation in order to keep a minimum disruption to their operation. Bomanite Modena SL may be lightly walked on 12 hours after placement providing a benefit for needed accelerated renovations. On a Thursday evening, prep began with removing the existing cork flooring, grinding the exposed concrete sub base, and applying Bomanite XP Primer with a sand broadcast. The next morning the Bomanite Modena SL integrally colored product was poured and size 0 and size 1 white terrazzo glass was blended into the overlay. On Saturday, the floor was polished and completed. The client was able to be back at work within 48 hours.

The finished floor is a gorgeous representative of Bomanite’s Modena SL system and the design flexibility of decorative architectural concrete. The Modena system transforms existing or worn surfaces into beautiful walkways, showrooms and lobbies and is available in a range of colors and patterns using decorative sawcuts. Additional topically applied stains and a variety of aggregates, such as recycled glass or porcelain along with regionally sourced materials, are all options in creating a beautifully designed, environmentally friendly and functional floor.

Flight at Tustin Legacy

Flight at Tustin Legacy, previously home to the Naval-Lighter-Than-Air-Station and the Marine Corps Helicopter Base, has been considered a first of a kind office development, that is the next generation of working living playing communities. The City of Tustin and Lincoln Property Company laid out a massive future plan to keep with the flight history, innovation in design, productivity and entrepreneurship. From vast commercial farming of orange groves in the 1900’s, to the military’s construction by hand of two massive blimp hangars that are the largest wood structures in the world, Flight aims to carry on this legacy of excellence of ingenuity.

This historical site comprising of 18 acres is adjacent to the 26-acre Tustin Legacy Park, providing inspirational design elements and the new office campus clientele with additional outdoor space and walking trails.  The project’s first phase was completed with a total of about 470,000 square feet, that includes eight office buildings, four level parking structure, a food hall and an event conference center.

Bomanite Licensee, Bomel Construction has been designing and building parking structures, office buildings, hotels, stadiums, bridges and virtually any kind of concrete structure for over 40 years. Widely regarded as the dean of parking structure construction in the West, Bomel was the design-build general contractor for the 1,169-stall parking structure, self-performing all structural concrete. Bomel also acted as the subcontractor for the structural concrete, formwork, rebar and metal decks for the buildings. Additionally, Bomel’s Architectural and Site Concrete Division completed the exterior tenant access points while working with Rios Clementi Hale Studios, the mulit-disciplinary award-winning global design firm responsible for the urban planning, architecture, interior public spaces, and landscape architecture for this first phase.

Each building is designed with adaptable, tall, uninterrupted and light-filled spaces that offer tenants the ability to customize the building interiors according to their business needs. The larger hangar-like structures feature a unique design idea. Rather than concentrating the lobbies, elevators, stairs and services at the center of the building as most commonly seen in traditional office parks, Rios Clementi Hale Studios positioned them at the perimeter of the spaces to produce more usable interior space while maximizing the indoor/outdoor lifestyle. Sliding and roll-up doors open to balconies and terraces that overlook an array of outdoor rooms, parks, and amenities with exterior stairs that provide direct access to plazas which act as outdoor lobbies and extensions of the workplace. The layout cements the design firm’s approach to creating pedestrian-friendly access throughout the project.

With over 101,750 square feet of decorative concrete, Bomel Construction installed all of the exterior hardscapes along with seatwalls, bleacher, stairs, outdoor kitchen, fire hearths and even an outdoor BBQ with a Polished concrete countertop. The majority of the walking paths, pedestrian sidewalks, courtyards use the Bomanite Revealed Exposed Aggregate System. With a project this vast, Bomanite Revealed is the product of choice for projects requiring a highly decorative and durable finish. Bomanite Revealed is an engineered concrete with sustainable finishing options that incorporate a unique binder and color blending process with specialty aggregates. Natural stone such as granite, quartz or marble along with unique aggregates such as recycled glass or porcelain are common aggregates of choice. A dark gray Bomanite Integral color with natural gray washed finishes and Ivory botticino aggregates were used to transform the open space into active pedestrian landscapes that promote social interaction and alternative spaces for work and collaboration. The overall design uses active landscape strategies including exterior amenities to diversify the outdoor workplace experience.

The natural non-skid properties and abrasion resistant aggregates result in a robust concrete with high-strength performance that has an excellent life cycle with reduced maintenance requirements. The Flight at Tustin Legacy’s installation of Bomanite Revealed for the decorative concrete landscapes is the perfect architectural exterior allocation for the working living playing lifestyle.
