Heritage Bomanite Creates Bomanite Modena Terrazzo Transformation

Painstaking Project Preparation

Heritage Bomanite installed Bomanite Modena flooring at Marjaree Mason Center in Fresno, CA.The heart-pounding discovery of an existing terrazzo floor hidden beneath layers of VCT and carpet provided a dramatic hook that set the tone for this complex decorative concrete restoration at Marjaree Mason Center, Fresno, CA.  Heritage Bomanite was invited by BMY Construction to evaluate whether the long-buried flooring could be repaired, refreshed, and seamlessly integrated into the client’s design ambitions, even though construction had already begun.  Because the substrate was fully concealed under sheets of plywood when demolition started, only a single terrazzo chip could be extracted and sent to Bomanite’s Sample Department facility for sample replication.  That single chip became the critical catalyst for developing an accurate Bomanite Modena sample that later received design team approval.  Heritage Bomanite could not begin its full inspection until a significant portion of other trades’ work was completed, which delayed exposure of the original surface and added considerable scheduling pressure.  Once the plywood was removed, crews identified several deteriorated zones requiring full removal, depth correction, and rebuild to support proper Bomanite Modena installation.  The inconsistent depth of the original terrazzo necessitated installing a new base layer in multiple areas to ensure appropriate system thickness for long-term performance.  Despite premature site activity and constant congestion from overlapping trades, Heritage Bomanite initiated a highly coordinated restoration process that elevated the project’s craftsmanship from the very start.

Challenging Construction Conditions

Heritage Bomanite installed Bomanite Modena flooring at Marjaree Mason Center in Fresno, CA.As soon as the restoration phase began, the project team faced cramped working conditions that demanded extraordinary precision and patience from every installer involved.  The rigid, funding-dependent project deadline allowed no schedule extensions, meaning Heritage Bomanite crews were forced to navigate around trades that ideally would have been off-site months earlier.  Ownership and the independent construction manager added multiple scope changes during active installation, introducing additional Bomanite Modena placements, extended repairs, and new transition areas that significantly expanded the workload.  The design team also introduced new zones of Bomanite Modena that required timely approvals, on-the-fly logistics adjustments, and continuous field coordination to avoid delays.  Heritage Bomanite’s installers remained focused and disciplined despite the noise, foot traffic, and constant pressure from other professionals simultaneously rushing to complete their own deliverables.  The original terrazzo’s unpredictable thickness required constant evaluation and micro-adjustments to ensure proper depth before installing any new Bomanite Modena surfaces.  Working in these tight, chaotic spaces demanded exceptional communication and unwavering composure from every member of the installation team.  Even under intense pressure, Heritage Bomanite pursued a meticulous restoration process that ensured quality never wavered.

Meticulous Bomanite Modena Merging

Heritage Bomanite installed Bomanite Modena flooring at Marjaree Mason Center in Fresno, CA.One of the most remarkable achievements of this project was the seamless integration of new Bomanite Modena with the decades-old cementitious terrazzo, a task requiring an extraordinary level of artisan skill.  The Heritage Bomanite crew meticulously aligned zinc terrazzo divider strips so that transitions appeared original, intentional, and perfectly true to the building’s design language.  Color matching proved equally impressive, as the original floor, once fully uncovered, revealed far more natural variation, undertones, and aggregate diversity than anyone had anticipated.  Through careful refinement and craftsmanship, the newly installed Bomanite Modena areas complemented the existing terrazzo beautifully, delivering a cohesive aesthetic that honored the building’s history.  Heritage Bomanite coordinated polishing across approximately 5,000 square feet to ensure a consistent sheen, clarity, and reflection pattern between old and new surfaces.  Roughly 800 square feet of newly installed Bomanite Modena required a flawless match to the legacy flooring, proving the concrete craftsmen’s capability to blend modern materials with historic substrates.  Crews also poured a Bomanite Modena ramp to deliver a fully compliant California ADA transition into the restroom area, adding functional value without compromising visual harmony.  The project’s craftsmanship stands as a testament to the installers’ deep experience in complex terrazzo-to-Modena integration.

Transition Techniques and Terrific Teamwork

Heritage Bomanite installed Bomanite Modena flooring at Marjaree Mason Center in Fresno, CA.Beyond the technical accomplishments, the human collaboration that occurred throughout this project was equally impressive and deeply meaningful to those involved.  Heritage Bomanite’s partnership with BMY Construction strengthened as the teams worked side-by-side to solve problem after problem while maintaining composure under constant pressure from ownership, design consultants, and evolving scope requirements.  Even as unexpected changes continued to disrupt workflow, the installation team sustained a calm, professional working culture that allowed challenges to be addressed quickly and constructively.  The trades’ simultaneous presence meant communication had to be constant, intentional, and solutions-driven to avoid collisions in workflow and schedule.  Despite many onsite difficulties, every adjustment, whether related to demolition, depth correction, or aesthetic alignment, was handled through teamwork and shared commitment to excellence.  The final perimeter band of Bomanite Modena, installed along the hallways, created a flawless transition between the historic terrazzo and the newly restored portions, demonstrating how collaboration fuels great craftsmanship.  This project serves as a fine example of how cooperation and communication can triumph in the face of relentless obstacles.  Although the public may never fully appreciate the behind-the-scenes struggle, the people involved understand the significance of this shared accomplishment.

Connecticut Bomanite Custom Polishing Systems Creates Captivating Comfort

Stunning Structural Storytelling

Bomanite Modena TGE decorative concrete at Washington Guest House installed by Connecticut Bomanite Systems. From the moment visitors step into the Washington Guest House in Washington Depot, Connecticut, they are greeted with an unforgettable example of how decorative concrete can elevate a residential space into an artistic masterpiece.  The hook lies in the unexpected—few expect concrete to exude both elegance and warmth, yet here it does with effortless charm.  The design team collaborated closely with Connecticut Bomanite Systems to create a flooring installation that not only addressed complex structural needs but also delivered stunning visual impact.  The project’s focal point was the terrazzo flooring, achieved through the use of Bomanite Modena TGE, a resin-based terrazzo decorative concrete designed for performance and beauty.  Every surface was meticulously planned to highlight the polished, seamless transitions that make the space feel both expansive and inviting.  Beyond mere function, the concrete became an integral element of the architectural story, blending practicality with modern luxury.  This opening impression underscores how decorative concrete can redefine expectations for residential flooring design.

Detailed Design Dimensions

Bomanite Modena TGE decorative concrete at Washington Guest House installed by Connecticut Bomanite Systems. The Washington Guest House project encompassed 1,300 square feet of flooring across the main level, with an additional 200 square feet surrounding the stairway on the lower level.  Every inch of this flooring space was carefully considered to ensure that the results would deliver both technical performance and aesthetic appeal.  From bathrooms to showers and the central living area, Bomanite Modena TGE was selected to unify the entire first floor with seamless polish and long-lasting durability.  Vertical challenges were tackled with skill, including stair openings, shower bases, and a 28” by 30” vertical face, all of which were precast, resin-based, cemented in place, and then polished to perfection.  This approach created seamless transitions between horizontal and vertical surfaces, an achievement rarely seen in conventional flooring systems.  The result was not only highly functional but also visually striking, giving the home a truly custom feel.  Such precision in execution demonstrates the expertise of Connecticut Bomanite Systems in managing decorative concrete complexities.

Complex Construction Challenges

Bomanite Modena TGE decorative concrete at Washington Guest House installed by Connecticut Bomanite Systems.Like any high-profile decorative concrete project, the Washington Guest House presented numerous technical challenges that required advanced problem-solving and concrete craftsmanship.  One of the greatest difficulties came from placing concrete over wood framing, a task fraught with risks for cracking and instability.  Connecticut Bomanite Systems addressed this by incorporating metal mesh reinforcement that essentially made the flooring almost impossible to crack unless the entire house experienced structural movement.  Adding to the complexity was the sweltering summer heat during construction, which required careful timing and adjustments to curing methods.  Despite these obstacles, the installation achieved a flawless finish with no visible joints or cracks across the entire wood-framed floor.  The seamless integration of terrazzo surfaces across multiple levels elevated both the technical and aesthetic standards of the home.  This careful orchestration of strategy, material, and execution highlights why Bomanite systems are the preferred choice for demanding architectural projects.

Flawless Flooring Features

Bomanite Modena TGE decorative concrete at Washington Guest House installed by Connecticut Bomanite Systems. The finished floors at the Washington Guest House stand as a testament to the versatility and brilliance of Bomanite Modena TGE decorative concrete.  Fine sand exposure was carefully achieved to create a consistent texture, lending a sleek yet subtly tactile quality to the flooring surface.  Unlike other flooring materials that often display inconsistencies, the Bomanite Modena TGE system ensured uniformity throughout every room, from living spaces to bathrooms.  The resin-based terrazzo decorative cement produced a seamless transition that contributed to the clean, modern feel of the home’s design.  The polished finish reflected natural light beautifully, enhancing the open and inviting atmosphere of the guest house.  The project’s success demonstrated that concrete could serve not only as a practical surface but as a defining design element.  This innovative use of decorative concrete reinforced the property’s unique character, merging architectural precision with artistic expression.

Material Mastery with Bomanite Modena TGE

Bomanite Modena TGE decorative concrete at Washington Guest House installed by Connecticut Bomanite Systems. The advantages of Bomanite Modena TGE resin-based terrazzo decorative concrete extend well beyond its aesthetic appeal, providing homeowners with unparalleled durability and design freedom.  Known for its high compressive strength, Bomanite Modena TGE withstands heavy use without the wear patterns common to traditional flooring materials.  Its seamless finish reduces maintenance demands while also eliminating joints where dirt and moisture can accumulate.  The resin-based matrix of hard, non-reactive materials allows for endless customization with aggregates, colors, and finishes, making it possible to tailor floors to any architectural vision.  At the Washington Guest House, this versatility was evident in the terrazzo polish and fine aggregate exposure that produced an elegant and timeless effect.  The flooring not only elevates design but also ensures a long lifecycle with minimal upkeep, making it a cost-effective solution for high-traffic residential spaces.  For clients seeking both luxury and longevity, Bomanite Modena TGE represents a flooring option that delivers on every promise.

Texas Bomanite Transforms Texas Bankers Association Flooring

Texas Bomanite installed Bomanite Revealed decorative concrete at Texas Bankers Association in Austin, TX.Founded in 1885, the Texas Bankers Association is the first state banking association in the United States.  It is also the largest state-based banking trade organization in the country.  The Association focuses on member-centric policies, professional development, issue advocacy, and premier services.  Representing a diverse group of Texas banks including large and small, state and national, thrift, and community institutions, it is committed to community development. Its members play a crucial role in bolstering local economies and fortifying Texas communities, embodying their motto of “Strong Banks for Stronger Communities.”  To build a new ground-up Headquarters office building in Austin, TX, Texas Bankers Association contracted Beck Group as the main contractor, and utilized Beck Architecture as the project designer.  Texas Bomanite was chosen to realize the architect’s vision in decorative concrete throughout the lobby and the entrance to the building.

From Piece of Tile To Total Project

Texas Bomanite installed Bomanite Modena TG decorative concrete at Texas Bankers Association in Austin, TX.This project was solely designed from a piece of tile that the architect wanted to use in the elevators and bathroom floor and wanted the decorative concrete flooring to match.  Over several months, many design meetings, and samples, Texas Bomanite created a white Bomanite Modena TG floor with #3-#5 Bomanite Blanco Mexicano aggregates.  Bomanite Modena is one of the Bomanite Custom Polishing Systems.  Texas Bomanite included 1/8″ zinc divider strips to break up the floor and tie into the silver finishes throughout the lobby.  The architect also wanted a seamless transition from the outside to the inside and Texas Bomanite added on a white Bomanite Revealed™ front entry with the same aggregates.  Bomanite Revealed™ is one of the Bomanite Exposed Aggregate Systems.  This lobby was the genesis of many projects that showcase a continuous flooring from the inside of the building to the outside of the building created by concrete craftsmen at Texas Bomanite.

Project Presented Complex Challenges

Texas Bomanite installed Bomanite Modena TG decorative concrete at Texas Bankers Association in Austin, TX.

Coordination was required between the structural engineer to place the sub slab control joints with the design intent in mind of the Bomanite Modena TG.  The project had hallways emanating from the central lobby and coordinating the pours so that the crew wouldn’t be trapped off of one end of the lobby also took some coordination. The service elevator and pedestrian elevators were all surrounded by Bomanite Modena TG so coordinating the pour schedule with the needs of continued construction throughout the building posed some painstaking planning.

Texas Bomanite installed Bomanite Modena TG decorative concrete at Texas Bankers Association in Austin, TX.Texas Bomanite used all three of its divisions to complete this project.  The polish division performed all interior prep work, installation of zinc strips, and polishing of the Bomanite Modena TG.  The concrete division performed the installation of the Bomanite Modena TG and Bomanite Revealed™ decorative concrete, paying close attention that the large aggregates were tightly floated against all of the zinc strips, and against the exposed, curved concrete walls. The front entrance of the building is on a hill so creating and leveling the front steps and ADA ramp posed to be quite difficult.  The clean and seal division performed the exterior prep work and exposing and sealing of the Bomanite Revealed™.  Challenges also came with the existence of white concrete on a construction site.  Many methods of protection and coordination and collaboration with other trades were required to keep the finish white throughout the remainder of construction.  The zinc strips also posed challenges.  The Bomanite Modena TG had to be polished slowly and with white or neutral tooling to avoid staining the floor.  Texas Bomanite had to use various methods to remove the zinc shavings from the floor as they moved through the process.

Two Bomanite Systems Sustain Design Concept

Texas Bomanite installed Bomanite Modena TG decorative concrete at Texas Bankers Association in Austin, TX.Using two Bomanite Systems to achieve the desired design concepts was necessary in this project.  Bomanite Modena TG is an engineered cementitious topping designed for bonding to cured concrete or prepared wood substrates.  Once set, this topping is ground to reveal internal aggregates and then polished to the desired gloss level, followed by a protective Bomanite stain-resistant seal or coating.  Key benefits include a wide range of colors, diverse aggregate options, superior durability, and a consistent surface appearance.  This makes it ideal for high-traffic areas in public buildings like airports, hospitals, government offices, and schools.  Bomanite Revealed™ is an architectural concrete that showcases decorative aggregates at varying exposure depths, bound within a unique binder on primed concrete.  This system employs preblended binders, light-fast pigments, specialized admixtures, and advanced application techniques to highlight the seeded aggregate.  Unlike typical surface-seeded installations, Bomanite Revealed™ achieves 100% exposure of the aggregate without any native sands marring the appearance.

Colorado Hardscapes Installs Bomanite Modena to Provide Perfect Flooring for Healthpeak Properties

The Healthpeak Properties office in the Denver Tech Center boasts a beautiful Bomanite Modena Monolithic custom polished overlay with uniform aggregate exposure.

Healthpeak Properties is an innovative company at the forefront of providing premium real estate to the dynamic healthcare industry and is committed to delivering value to their shareholders, customers, and employees.  Their tenancy at the amazing 50 FIFTY DTC comes as no surprise considering the Class AAA 12-story office tower boasts elegance and sophistication with beautiful lines and amazing architectural features.  The complex offers office spaces with floor-to-ceiling glass, lightwells that provide natural light in every office and core space, breathtaking views, and luxury amenities.

Curated Partnerships Equate to Design Success with Bomanite Custom Polishing Systems

The Healthpeak Properties office in the Denver Tech Center boasts a beautiful Bomanite Modena Monolithic custom polished overlay with uniform aggregate exposure.

Looking to create an impressive office space for their Denver based location, Healthpeak Properties partnered with Acquilano Interior Architecture to develop finish plans for the interior spaces.  Bomanite Licensee Colorado Hardscapes was brought in to work with Acquilano and general contractor Boots Construction to discuss options for installing the polished concrete flooring in a substantial section of the overall space.

The Healthpeak Properties office in the Denver Tech Center boasts a beautiful Bomanite Modena Monolithic custom polished overlay with uniform aggregate exposure.

Healthpeak Properties wanted to achieve the minimalistic look of an architectural polished flooring surface but with uniform aggregate exposure.  Since polished concrete does not guarantee uniformity, and because there was existing flooring to work with, Colorado Hardscapes proposed to place 5,597 SF of gray Bomanite Modena Monolithic, one of Bomanite’s revolutionary Custom Polishing Systems.  Modena Monolithic by Bomanite is an engineered interior cementitious topping that is blended with selected aggregates, in this case 1/4” to 3/4” in size, and then ground and polished to the desired gloss level.

As Complications are Conquered, Design Dreams are Delivered

The Healthpeak Properties office in the Denver Tech Center boasts a beautiful Bomanite Modena Monolithic custom polished overlay with uniform aggregate exposure.

Although a simple mix, this office space had a few complications to work around.  First, this space exists on the 8th floor, meaning all materials and equipment had to be moved to the 8th level.  Additionally, the elevator lobby and bathroom were recessed for tile requiring Colorado Hardscapes to fill in the recesses with an inch of repair mortar before installing the Bomanite Modena Monolithic.  Finally, the flooring would be placed before Boots Construction built any of the walls.  Due to this technicality, Colorado Hardscapes had to form everywhere besides the elevator room and bathroom and widen the Bomanite Modena Monolithic an extra 4-8 inches next to where each wall would be placed.

The Healthpeak Properties office in the Denver Tech Center boasts a beautiful Bomanite Modena Monolithic custom polished overlay with uniform aggregate exposure.

These added steps are not something that would normally be encountered during the process, but the resulting flooring surface is nothing but spectacular, measuring up to any Modena installation by Colorado Hardscapes.  To honor the existing joints, several sections of aluminum strip inlays were placed, and the floors were polished to an 800-grit, level 3 finish to achieve a slight reflection without being overly slippery.  Colorado Hardscapes provided the perfect solution using Bomanite’s systems and products while accommodating the client’s needs and creating the dream office Healthpeak Properties desired.

Premier Concrete Construction Completes Classy Upgrade of Historic Theater

Premier Concrete Construction installs Bomanite Modena TG Epoxy Terrazzo at historic theater.Colonial Theater Keene, located in Keene, NH, is like a Grand Old Lady edging closer and closer to her 100th Birthday in 2024.  Last year she received much more than just a cosmetic facelift, it was more like a rebirth and not just a renovation using decorative concrete, without losing the integrity of her Historic look and charm.  To not violate any of the city of Keene’s Historic District standards, the building’s exterior was untouched.  The interior of the theatre has been made much more spacious.  Executive Director of the Colonial Theater Alec Doyle said, “What used to be a very narrow or what I call ‘bowling alley’ kind of lobby is now completely opened up to the north and south of the building. We’ve increased the size of the lobby by about four times.”  In conjunction with the project designer Weller & Michal Architects, the main contractor DEW Construction selected Bomanite licensee Premier Concrete Construction to complete and realize the vision of the renovation.  Dew Construction was familiar with the expertise and craftsmanship of Premier Concrete Construction’s projects using Bomanite Toppings Systems and Bomanite Custom Polishing Systems.

The lobby was not only enlarged, but it is also now handicapped accessible, while retaining the style and color scheme of the original theater.  The increased lobby space allows room for a new concessions bar that has been added to the inside of the theatre.  Doyle said, “We consciously retrieved and protected a number of the interesting historical architectural pieces.”  Some of those pieces include the original ticketing cages, which are now on display on the concessions side of the lobby.  Patrons feel like it is a perfect place for a selfie.  Like many of the “accent pieces” saved for display, the old ticketing cages reflect the original gold and beige colors of the theater and include original muse motifs.

Supply Chain Bites Construction Schedule

When sourcing the materials from the original specifications, Premier Concrete Construction was confronted with major supply chain issues and was told that nothing would be available until five months after the job was scheduled to begin.  Instead, Premier Concrete Construction created and resubmitted samples, which were approved.  They ran into the same supply chain issues with the precast cove suppliers, so they opted to set up their own shop and precast over 300LF of cove base and the full set of stairs and risers per specification.  They once again demonstrated why they are the concrete company of choice in demanding decorative concrete situations and scenarios.  They pride themselves in their craftsmanship, creativity, and competent ability to solve problems.

Premier Concrete Construction chose Bomanite Custom Polishing Systems using Bomanite Modena TG Epoxy Terrazzo with two colors and a diamond strip pattern as per the specifications.   Bomanite Modena TG is renowned for its characteristics because it is highly durable including the color, has low lifecycle cost, has excellent abrasion resistance, has a wide variety and size of aggregates, offers a range of aggregate exposure, has a wide color selection to choose from, is integrally colored, and has a highly decorative appearance.  It is an engineered polymer-modified cementitious interior floor topping that is bonded to the surface of cured concrete and can transform ordinary concrete into beautiful decorative flooring.  Once cured, Bomanite Modena TG is ground to expose the desired amounts of aggregate, then polished to the required gloss level and treated with a Bomanite stain resist.  Unlike comparable terrazzo flooring, Bomanite Modena TG is designed specifically to be polished with a fine aggregate gradation similar to that of concrete.

Award Winning Decorative Concrete

Premier Concrete Construction installs Bomanite Modena TG Epoxy Terrazzo at historic theater.Premier Concrete Construction earned the 2021 Best Bomanite Custom Polishing Systems Project Gold Award for this inspirational transformation of a very old landmark.  Concrete is what you make of it, and the same can be said of community.  The grand reopening of the theater was held on March 29, 2022.  The Colonial Theater Keene posted a Facebook page with pictures complete with balloons.  The comments included: “Wow”, “Gorgeous”, and “Looks awesome”.  On the day before the opening, they posted a wide-angle camera shot and said, “The lobby is OPEN! Free popcorn. Delicious ice cream from Stonewall Farm. Live music. And chances to win tickets, or even a $500 Colonial gift card!”  The excitement and enthusiasm from the surrounding community has been palpable and they are not disappointed.  The new decorative concrete flooring, the stairs, and the cove base throughout, will enhance the beauty, the enjoyment, and the longevity of this historic theatre well into her next 100 years.

Infinite Campus utilizes Bomanite Custom Polished Systems to Design a Beach Themed Interior Floor

Infinite Campus is the largest U.S. owned K-12 student information management firm that is nestled among natural wetlands and a city park. Wanting to allow views to the exterior natural elements, the Finn Daniels Architect firm made sure the design incorporated architectural precast concrete wall panels, a glass curtain wall, and metal panels to provide views as well as creating an energy efficient building. The interior features open work spaces, two story garden elements with crossing bridges, a central rotunda, training rooms, and a full food service cafeteria.

Infinite Campus used Bomanite Custom Polishing Systems Modena Monolithic and Renaissance Deep Grind to create a Natural looking Floor with a Beach Vibe

When planning the cafeteria interior floor, the owner, Infinite Campus and Finn Daniels Architects wanted a free-flowing design that would complement existing epoxy terrazzo floors and carpet. The area needed to work with the natural elements already set and required low maintenance with a reflective sheen. During the conceptual stage the design team determined that the decorative concrete indoor flooring project should emulate the feeling of a sandy beach or shoreline which would shimmer and glisten like shells and sea glass in the sun. Bomanite Licensee Concrete Arts, Inc. provided the natural beach look by installing the Bomanite Custom Polishing Systems with Bomanite Modena Monolithic for the winding middle sea shell area and Bomanite Renaissance Deep Grind for the shoreline perimeter.

Infinite Campus used Bomanite Custom Polishing Systems Modena Monolithic and Renaissance Deep Grind to create a Natural looking Floor with a Beach Vibe

The two unique appearances were accomplished by first pouring the two perimeter pours of Bomanite Renaissance utilizing integral color to achieve the desired shade of concrete. Then the Bomanite Modena Monolithic portion was poured to complete the winding area in between. The soft gray color of the Bomanite Modena Monolithic was enhanced with black and blue natural aggregates blended with blue recycled glass. Mirrored glass, sea shells and mother of pearl were also hand-seeded to create the shimmer and iridescence reminiscent of that perfect beach feel.

Infinite Campus used Bomanite Custom Polishing Systems Modena Monolithic and Renaissance Deep Grind to create a Natural looking Floor with a Beach Vibe

Bomanite Modena Monolithic is a poured-in-place monolithically bonded concrete overlay utilizing integral colorants blended with engineered cements and aggregates. Bomanite Renaissance Deep Grind is a poured-in-place colored concrete slab with selected aggregates ready-mixed and finished to receive a deep grind and polish. Once both areas were placed and sufficiently hardened, Concrete Arts began the grinding and polishing process. This exposed the beauty of the glass and aggregate while providing a low maintenance, durable surface with great sheen and light reflectivity.  When the sun shines through the glass curtain wall on the new cafeteria floor it evokes that happy feeling like a day at the beach.
