Musselman & Hall Masterfully Manages Makeover at Kansas City Airport

The new 40-gate terminal at Kansas City International Airport opened for commercial air service in 2023.  It is the crown jewel of the City of Kansas City Missouri Aviation Department.  At just over one million square feet and a budget of $1.5 billion, the New Terminal is the largest single infrastructure project in Kansas City’s history.  The north courtyard plaza, constructed by Bomanite licensee Musselman & Hall Contractors, features an outdoor water fountain set in the center of three semicircular gardens.  The design is a nod to the shape of the old terminal concourses.

The design of this plaza emulated the aesthetic and paid homage to the old three terminal airport.  Besides the obvious layout of the three planters, it is also shown in the white sandscape and matching precast benches (by others).  The bench legs are scaled down replicas of the beams that were once a quite prominent architectural feature of the old terminals.  The workmanship is impeccable.  Absolute attention to detail in the construction of this beautiful plaza which included radius curbs and trench drain, white cement sandscape with inlaid brass element, and sandblasted grid on standard broomed walk all installed by Musselman & Hall Contractors.

Perfectly Planned Plaza: Precision, Patience, and Performance

This project presented some real challenges with the intricate layout.  Working in conjunction with the main contractor, Clark Weitz Clarkson (CWC) Joint Venture, the plaza was released to Musselman & Hall in phases to allow for other trades to complete adjacent work.  The grid pattern throughout as well as the solid brass inlay had to align perfectly from one phase to the next.  The circular curbs were first to go in and were wrapped with custom fabricated circular trench drains which were then framed by a brass inlay.  Getting all of these elements to work in harmony to the degree of scrutiny Musselman & Hall was held to by the client as well as themselves made for an extremely tough installation.  If all that wasn’t challenging enough, the saw cut grid on the 45-degree orientation carried throughout the plaza had to be perfect because it was all highlighted by the sandblasted borders overlaying the grid.  Sourcing the brass inlay had its own problems.  Originally coming out of Ukraine, but with the war, a new last-minute source was found in Germany.

Croatian American Society Cultural Center in Bell Chasse, LA, features Bomanite Imprint Systems installed by Jeffco Concrete Contractors.In the heart of Belle Chasse, LA, the Croatian American Society Cultural Center stands as a vibrant testament to the rich cultural heritage of the Croatian community.  Recently, this beloved institution has undergone a remarkable $4.7 million transformation, spearheaded by  Regal Construction as the Main Contractor.  The Project Designer was Verges Rome Architects and Bomanite Licensee Jeffco Concrete Contractors, Inc. were chosen to install 4,865 SF of decorative concrete in the exterior dining/event space.  Recognizing the need to enhance its outdoor space, the Center’s leadership sought a solution that would not only be aesthetically pleasing but also durable and functional.

Musselman & Hall Masterfully Modernizes Lee’s Summit High School with Bomanite Belcolore

In Lee’s Summit, MO, Lee’s Summit High School underwent an $80 million dollar renovation.  The 60,000 SF expansion featured a new centralized media center, outdoor learning spaces, and an extensive transformation of the façade as well as the existing classrooms and public spaces.  The total duration of project construction took approximately two years to complete.  JE Dunn was chosen as the main contractor and Multistudio was chosen as the Project Designer.  Musselman & Hall Contractors, LLC was selected to execute the architectural vision of decorative concrete which consisted of an expansive installation of Bomanite Belcolore system throughout the public spaces and thoroughfares.  The project also utilized precast stair elements with monolithic tread and riser matching the flooring.  The stakeholders chose Bomanite Charcoal Gray color hardened polished floors and precast treads.  Installing the Belcolore finish on a large scale as well as in the precast treads were both charting in new territory not just for Musselman & Hall, but seemingly anywhere.

Bomanite Belcolore decorative concrete installed at Lee’s Summit High School, MO, by Musselman & Hall Contractors.The treads were doubly challenging with the monolithic battered riser.  They were poured upside down into the forms by first spraying a ¼” thick coat of concentrated color hardener mixed with water and other admixtures using a hopper gun.  Then back built with a lightweight aggregate concrete mix. The floors were poured as a 3″ thick topping slab.  Musselman & Hall placed a standard floor mix and roughly floated.  Then once the slab had set enough to allow their concrete craftsmen to get on it without sinking, they spread a pound and a half of color hardener per square foot.  When the hardener had soaked through, from the slab moisture, they worked it to a cream with 4-foot pan walk behind power trowels.  Eventually they switched to combo blades to get the final finish desired.  After the slabs were cured out and phasing allowed, they gave the floors a fairly standard paste polish with only minor accommodations made for the color hardened surface.  The project was in numerous phases and stretched from Nov 2021 to July 2023.  Some of the stair treads were cast and stored for over a year before installed.

This innovative system utilizes Bomanite Color Hardener, which is applied directly onto the surface of freshly placed concrete.  The Color Hardener is evenly distributed over the surface and then expertly troweled, akin to the traditional finishing of concrete.  This method not only ensures a uniform color distribution but also enhances the surface’s durability.  Once the concrete has cured, it undergoes a paste polishing process to achieve the desired gloss level, followed by treatment according to the standard Bomanite VitraFlor System. This approach eliminates the need for topically applied dyes or stains, offering a more robust and long-lasting finish.  The final product is a high-gloss, abrasion-resistant surface that is distinguished for its beauty and durability.

Texas Bomanite Transforms Texas Bankers Association Flooring

Texas Bomanite installed Bomanite Revealed decorative concrete at Texas Bankers Association in Austin, TX.Founded in 1885, the Texas Bankers Association is the first state banking association in the United States.  It is also the largest state-based banking trade organization in the country.  The Association focuses on member-centric policies, professional development, issue advocacy, and premier services.  Representing a diverse group of Texas banks including large and small, state and national, thrift, and community institutions, it is committed to community development. Its members play a crucial role in bolstering local economies and fortifying Texas communities, embodying their motto of “Strong Banks for Stronger Communities.”  To build a new ground-up Headquarters office building in Austin, TX, Texas Bankers Association contracted Beck Group as the main contractor, and utilized Beck Architecture as the project designer.  Texas Bomanite was chosen to realize the architect’s vision in decorative concrete throughout the lobby and the entrance to the building.

From Piece of Tile To Total Project

Texas Bomanite installed Bomanite Modena TG decorative concrete at Texas Bankers Association in Austin, TX.This project was solely designed from a piece of tile that the architect wanted to use in the elevators and bathroom floor and wanted the decorative concrete flooring to match.  Over several months, many design meetings, and samples, Texas Bomanite created a white Bomanite Modena TG floor with #3-#5 Bomanite Blanco Mexicano aggregates.  Bomanite Modena is one of the Bomanite Custom Polishing Systems.  Texas Bomanite included 1/8″ zinc divider strips to break up the floor and tie into the silver finishes throughout the lobby.  The architect also wanted a seamless transition from the outside to the inside and Texas Bomanite added on a white Bomanite Revealed™ front entry with the same aggregates.  Bomanite Revealed™ is one of the Bomanite Exposed Aggregate Systems.  This lobby was the genesis of many projects that showcase a continuous flooring from the inside of the building to the outside of the building created by concrete craftsmen at Texas Bomanite.

Project Presented Complex Challenges

Coordination was required between the structural engineer to place the sub slab control joints with the design intent in mind of the Bomanite Modena TG.  The project had hallways emanating from the central lobby and coordinating the pours so that the crew wouldn’t be trapped off of one end of the lobby also took some coordination. The service elevator and pedestrian elevators were all surrounded by Bomanite Modena TG so coordinating the pour schedule with the needs of continued construction throughout the building posed some painstaking planning.

Texas Bomanite installed Bomanite Modena TG decorative concrete at Texas Bankers Association in Austin, TX.Texas Bomanite used all three of its divisions to complete this project.  The polish division performed all interior prep work, installation of zinc strips, and polishing of the Bomanite Modena TG.  The concrete division performed the installation of the Bomanite Modena TG and Bomanite Revealed™ decorative concrete, paying close attention that the large aggregates were tightly floated against all of the zinc strips, and against the exposed, curved concrete walls. The front entrance of the building is on a hill so creating and leveling the front steps and ADA ramp posed to be quite difficult.  The clean and seal division performed the exterior prep work and exposing and sealing of the Bomanite Revealed™.  Challenges also came with the existence of white concrete on a construction site.  Many methods of protection and coordination and collaboration with other trades were required to keep the finish white throughout the remainder of construction.  The zinc strips also posed challenges.  The Bomanite Modena TG had to be polished slowly and with white or neutral tooling to avoid staining the floor.  Texas Bomanite had to use various methods to remove the zinc shavings from the floor as they moved through the process.

Two Bomanite Systems Sustain Design Concept

Texas Bomanite installed Bomanite Modena TG decorative concrete at Texas Bankers Association in Austin, TX.Using two Bomanite Systems to achieve the desired design concepts was necessary in this project.  Bomanite Modena TG is an engineered cementitious topping designed for bonding to cured concrete or prepared wood substrates.  Once set, this topping is ground to reveal internal aggregates and then polished to the desired gloss level, followed by a protective Bomanite stain-resistant seal or coating.  Key benefits include a wide range of colors, diverse aggregate options, superior durability, and a consistent surface appearance.  This makes it ideal for high-traffic areas in public buildings like airports, hospitals, government offices, and schools.  Bomanite Revealed™ is an architectural concrete that showcases decorative aggregates at varying exposure depths, bound within a unique binder on primed concrete.  This system employs preblended binders, light-fast pigments, specialized admixtures, and advanced application techniques to highlight the seeded aggregate.  Unlike typical surface-seeded installations, Bomanite Revealed™ achieves 100% exposure of the aggregate without any native sands marring the appearance.

Musselman & Hall’s Bomanite Sandscape® Sandblasted at Midwest Transplant Memorial Plaza

Since 1973, the Midwest Transplant Network (MTN) has been instrumental in connecting lives across Kansas and western Missouri.  Working as a not-for-profit organ procurement organization (OPO) that is federally certified, MTN collaborates with organ, eye, and tissue donors and their families, along with hospitals and various professional partners.  Their efforts are aimed at extending legacies, offering hope, and saving lives.  Notably, MTN is ranked within the top 10% of OPOs in the United States.  Obviously, these can be very traumatic and stressful times for patients and families.  MTN needed a Memorial Plaza that provides a space for families to honor the donor heroes and the gift of donation.  McCownGordon, the main contractors on the project, and Hoefer Welker, the Project Designer chose Bomanite Licensee Musselman & Hall Contractors to install the decorative concrete plaza.

The choice of Bomanite Exposed Aggregate Systems was a perfect project decision.  Though relatively small in size at 740 SF, the project had a number of elements that made it complex.  The project featured Bomanite Sandscape® Texture with concentric, overlapping sandblasted rings to achieve a variance in color and texture.  The memorial plaza includes a sculpture foundation and a small water feature in the center of the plaza.  Along the plaza’s perimeter, five decorative concrete benches are strategically placed to provide a comfortable resting spot for families who spend time here.

Musselman & Hall concrete craftsmen were concerned about achieving the distinct and consistent sandblast rings.  The sandblasting was further complicated by the circular pattern and detailed lines.  Musselman & Hall built custom cut plywood sandblast shields and used sandblast tape where the “infinity rings” overlapped.  The outcome is the creation of a stunning plaza, meticulously designed for the patients and their families.  This space serves as a peaceful retreat, where individuals can relax and find solace amidst their challenges, offering a serene environment that enhances their overall experience.

Two-Phase Pour Precision and Expertise

Musselman and Hall installed Bomanite Revealed decorative concrete at Mosaic Life Care Center Ribbon Pavilion.Mosaic Life Care, located in St. Joseph, MO, has unveiled a state-of-the-art cancer center, offering comprehensive treatment services in a single, 25,000-square-foot facility.  This eliminates the need for patients to travel between multiple buildings for care.  The center features a spacious chemotherapy infusion room with panoramic floor-to-ceiling windows overlooking the lake, a healing garden, and the walking trail system leading to the Ribbon Walk Pavilion.  Designed to be warm and inviting, diverging from a traditional hospital setting, the center boasts a $22 million design inspired by Mayo Clinic facilities.  It serves as a premier world-class destination for cancer care in the region, fostering a healing environment.  Patients have convenient access to various services within a mere short walk, including Medical Oncology, Radiation Oncology, Labs, Social Services, spiritual care, massage care, acupuncture care, the pharmacy, the chemotherapy infusion room, and a special boutique and salon for patients experiencing hair loss – all in one place.

Musselman and Hall installed Bomanite Revealed decorative concrete at Mosaic Life Care Center Ribbon Pavilion.To bring their vision to life, Mosaic Life Center contracted Lehr Construction as the main contractor and Creal Clark & Seifert was chosen as the designer for the project.  They selected Bomanite Licensee Musselman and Hall Contractors, LLC to install the decorative concrete in the Ribbon Walk Pavilion.  This portion of the project consisted of approximately 700 SF of Bomanite Revealed system, part of the Bomanite Exposed Aggregate Systems, in two shades of a custom “lavender” integral color.  Bomanite developed the design control samples for the project.  Total project duration from design development through completion of construction took nearly one year.  Color #1 is a white base Bomanite Revealed with a #1 purple glass.  Color #2 is a white base Bomanite Revealed with a #1 crystal clear glass.

Musselman and Hall installed Bomanite Revealed decorative concrete at Mosaic Life Care Center Ribbon Pavilion.The lavender color ribbon is the universal symbol that represents “all types of cancer”.  Musselman and Hall also installed the seat wall and pavers surrounding the Ribbon Walk Pavilion.  The lavender Ribbon Walk is dedicated to patients who have courageously fought cancer and is a reminder that we can give hope to conquering this disease through support and advocacy.  This lavender Ribbon Walk stands as a tribute to the valiant individuals who have battled cancer, embodying a symbol of hope and a commitment to defeating this illness through continued support and advocacy.  Positioned on the walking trail adjacent to the Cancer Center, on the northwest corner of the Mosaic Life Care at St. Joseph, Medical Center campus, the Cancer Ribbon Walk is a place of remembrance and honor.  Here, individual pavers are laid, each one representing a heartfelt tribute to someone who has been affected by cancer, either as a commemoration of their brave fight or in memory of those dearly missed.

Musselman and Hall installed Bomanite Revealed decorative concrete at Mosaic Life Care Center Ribbon Pavilion.Bomanite Revealed is an architectural exposed concrete with varying exposure depths using decorative aggregates that are bound in a unique binder and applied to primed concrete.  The Bomanite Revealed System utilizes preblended binders, light fast pigments, specialized admixtures, topical treatments, and advanced application procedures to produce a finished product that showcases the seeded aggregate.  Unlike most surface seeded installations, Bomanite Revealed provides 100% exposure of the decorative aggregate with no native sands detracting from the finished appearance.

Musselman and Hall installed Bomanite Revealed decorative concrete at Mosaic Life Care Center Ribbon Pavilion.The final product is unique alternate to other decorative concrete finishes while producing a monolithic concrete slab with a low life cycle cost due to the pre-aged nature of the surface.  Bomanite Revealed is suited for exterior applications—anywhere that improved wear resistance for light to moderate-duty vehicular or foot traffic combined with an architectural finish is necessary.  Due to the use of the Bomanite Revealed binder, these highly durable surfaces are available in a multitude of standard and custom options, including cost effective light-reflective formulations that will not require the use of white cement to reduce heat island effect.  Bomanite Revealed is intended for both new construction and major renovation projects.  Topically applied products such as Bomanite Con-Color and Bomanite Chemical Stain are compatible with Bomanite Revealed.

Texas Bomanite Transforms Two Elementary Schools

Buildings have a life span, but more importantly they often have an earlier shelf life, as was the case for two elementary schools in Central Texas.  The Del Valle ISD (Independent School District) is a public educational district located in the Del Valle area, which is an unincorporated part of Travis County, TX.  This district provides educational services to a significant portion of southeast Travis County.  The district encompasses several incorporated communities, including Creedmoor, Webberville, the majority of Mustang Ridge, and some sections of Austin.  In conjunction with the 2019 voter approved Bond proposition, and an architecture schematic subsequently created by Pfluger Architects, Del Valle ISD contracted American Constructors as the General Contractor to demolish and replace two of the district’s oldest campuses, Hornsby-Dunlap Elementary and Smith Elementary.  American Constructors selected Texas Bomanite to install the decorative concrete in both schools.

Texas Bomanite was asked by American Constructors to provide over 70,000 SF of Diamond Polished, Dyed, and stamped concrete throughout the elementary school for each of the schools.  The project scope and timeline took three months to complete and included an initial mockup for each school prior to installation, 1500 grit polished concrete with Salt and Pepper aggregate exposure, a dyed concrete geometric design throughout the floors, and a school logo unique to each school.  The colors used for the geometric floor design were Sweet Potato, Black Orchid, Pineapple, Blueberry, Pine Green, and Turquoise.  The decorative concrete chosen for both of the installations were Bomanite Custom Polishing Systems using Bomanite VitraFlor and Bomanite Patène Teres, Bomanite Toppings Systems using Bomanite Patène Artectura, and Bomanite Imprint Systems.

Meanwhile, the Bomanite Patène Teres system is designed to color fully cured concrete during the polishing process, using Bomanite Chemical Stains and Bomanite Concrete Dyes. Starting with a base of uncolored gray concrete, which may include Bomanite Integral Color or Bomanite Color Hardener applied during placement, the floor undergoes grinding, staining, or dyeing, and then follows the standard Bomanite VitraFlor System process. For Del Valle ISD, Texas Bomanite has once again proven why they are the company of choice for concrete craftsmanship expertise to provide decorative concrete for any school.  The overall results of these two projects far exceeded the expectations of all involved parties.  The ultimate beneficiaries of the work done by Texas Bomanite are the student body of each respective school.  Currently, in one of the fastest growing areas of the state, Hornsby-Dunlap Elementary has 93% minority student enrollment and 91% economically disadvantaged students.  For Smith Elementary, the numbers are 80% and 84% respectively.  These students and their future successors deserve the beautiful environment in which to learn and thrive that Texas Bomanite has built for them.

Belarde Company installed Bomanite Sandscape Texture decorative concrete at 800 5th Ave in Seattle, WA.In the heart of the Central Business District in Seattle, WA, 800 5th Ave, a 42-story, 935,243 square foot, Class A tower, previously known as Bank of America Fifth Avenue Plaza, dominates its portion of the landscape and the skyline.  It is the tenth-tallest building in Seattle with construction completed in 1981, an era when high-rise buildings were supposed to make you feel a little bit intimidated and in awe.  The building and courtyard required renovation to transform them into inviting spaces where people feel encouraged to linger, dine, meet, and collaborate.

Bank of America picked Sellen Construction Company, INC as the main contractor and Olson Kundig was selected as Project Designer.  Because of their proven track record of excellence and professionalism, Bomanite Licensee Belarde Company was chosen to install the decorative concrete on the courtyard and stairways.  Belarde Company collaborated with all stakeholders and Bomanite Sandscape® Texture with “black” integral color was picked for the project.  To get the project dark enough for the end user, Belarde Company used Bomanite Black Con-Color to stain the entire project prior to sealing with a clear color enhancing acrylic sealer.  Belarde was forced to use maximum 7-yard loads due to the steep hill that concrete trucks and line pumps had to work off, a unique challenge created by Seattle’s downtown topography.

Concrete Arts installed Bomanite Regular Slate Texture decorative concrete on residential backyard steps in Hudson, WI.When a homeowner purchased a home overlooking beautiful Lake Mallalieu in Hudson, WI, the backyard steep hill down to the lake became an immediate issue.  There was a compelling need for mobility accessible access to the lake, as well as the existing old timber and paver stair system was falling apart.  Craig Primoli of Yardmasters Landscapes & Nursery was hired as the Project Designer.  The architect selected for the project not only specified a trolley system to meet the mobility accessible requirements but also wanted a set of concrete steps to provide longevity and more stability, while creating a safer option for the homeowner.  Bomanite Licensee Concrete Arts was chosen to install decorative concrete and bring the vision of the planners to life.

Concrete Arts came in and laid out the outside forms and established the elevations.  A series of 18-inch diameter and 6-foot-deep frost footings were excavated and poured for stability.  The forms for the riser system were then installed and the pouring was scheduled.  There are 49 risers in the stair system.  Bomanite Slate Gray Integral Color was used with a custom form liner for the steps to make the edges look like rocks, and Bomacron Regular Slate Texture, part of the Bomanite Imprint Systems, was used for the flat surfaces.  Together, these techniques created a one-of-a-kind stair system that is strikingly beautiful yet functional.
